Building on the Sunshine Coast? Read this first.

If you’re planning a custom home in 2026 or 2027 there are a few things you need to understand before you start sending plans to builders.

1️⃣ Sloping blocks cost more than you think.
Retaining, fill, drainage and engineering can shift your budget quickly, especially on coastal or elevated sites.

2️⃣ Concept plans don’t equal fixed pricing.
Until working drawings and engineering are complete, any number you’re given is an estimate, not a contract price.

3️⃣ Site works can change everything.
Soil classification, flood overlays, wind ratings, these are not minor details. They impact structure, materials and compliance.

The earlier these factors are addressed, the smoother your build will be.

We intentionally take on a limited number of custom homes each year so we can stay heavily involved in every stage — from site review to final handover.

If you’re wanting a personalised, transparent process and you’re serious about building on the Sunshine Coast, send us a message and let’s have a proper conversation about your block.
