A roof replacement quote should tell you exactly what you are paying for, line by line.

Here is what ours itemises. Removal and disposal of the old roof. Any frame or batten repairs, and what happens if we find more once it is open. Sarking. The Colorbond® profile and colour, named. Flashings and cappings. Gutters and downpipes, if they are being replaced. Scaffold and safety. Site clean and rubbish removal. Most Gold Coast roofs get looked at when they start leaking. A maintenance check once a year catches the problems that are cheaper to fix now than later.

A roof maintenance check is one of those jobs that pays for itself by finding small issues before they become expensive ones. We go across the whole roof, methodically. Ridge capping and pointing, because that is where tile roofs let go first. Cracked or slipped tiles. Rust, corrosion, or lifting on metal sheets. Flashings around skylights, vents, aerials, and anything else that breaks the roof line. Gutters, downpipes, and whether the fall is actually taking water where it should go. Valley irons, which rust out well before the rest of the roof. And roof screws and washers, which perish in the UV before anyone notices.

A loose flashing or a cracked tile is a straightforward fix on a dry day. Leave it through two storm seasons and you are looking at water in the ceiling, timber damage, and a bill that did not need to happen.

We did the roof and the bathroom on this renovation. Same crew, same schedule, one quote.

Most homeowners end up chasing two trades, a roofer for the roof and a plumber for everything inside, and then spend a month trying to get their calendars to line up. We are both. One quote, one schedule, and nobody blaming the other bloke when something does not line up. On this job we stripped and re-sheeted the roof in Colorbond®, then moved straight inside for the bathroom rough-in while the scaffold was still up. 10+ years across both trades, fully licensed and insured for both.

Colorbond® or tile is the thing we get asked most when we quote a re-roof.

Short answer, Colorbond® suits a lot of Gold Coast re-roofs. It is lighter than concrete tile, which matters on an older frame. It goes on faster, which means fewer days with your roof open. Tile holds up well too when the pointing is maintained. Tile still has a place, it holds heat differently and some estates have covenants that require it, so check yours first. We will tell you straight which one suits your house when we come and look at it.

We pulled the old fascia and gutters off this home and ran new Colorbond® right around.

Rusted gutters and rotting timber fascia are two of the most common jobs we get booked for before summer. Once water gets in behind the fascia it goes into the eaves, and then it is not a gutter job any more. On this one we replaced the fascia, ran new Colorbond® guttering and re-set the fall so it actually drains to the downpipes. Half a day on site. We are a roof plumbing crew, so gutters are our trade, not a sideline.

This bathroom went from stripped back to finished.

Full strip out, new waterproofing, new drainage and water lines roughed in, then tiling, fit-off, done. The plumbing is where bathrooms go wrong, so we get that part right before anything nice goes over the top. Same crew from the rough-in through to the fit-off, so nothing gets lost between trades. We are booking bathroom renovations across the Gold Coast.
