Walk around the site and picture exactly where a ladder would need to stand to reach every side of the roof.

Gutters need cleaning.
Solar panels need attention.
Sensor lights eventually need replacing.
Air conditioning equipment needs maintenance.

On level ground, access can be straightforward.

On a sloping block, the downhill side may leave one ladder foot lower than the other while the eave sits much higher than it appears from the front.

If there is no flat, solid place to stand safely, that part of the home may become harder to maintain long before there is anything wrong with the house itself.

A block can feel easy to navigate when you are walking around it once with nothing to carry.

Everyday life adds the things that make slope matter.

A heavy green waste bin.
Grocery bags from the car.
A mower being pushed around the side of the house.
Visitors who may be less steady on their feet.

Even three steps at a back door can become awkward when both hands are full and there is no rail nearby.

Once your builder understands the type of home you're planning, they can help you identify which blocks support that vision and which ones will quietly work against it.

Sometimes a stunning view, an unbeatable location or a lifestyle you've always wanted absolutely justifies spending more to prepare the site.

The key difference is knowing those costs before you commit, not discovering them after settlement.

Building on a challenging block isn't necessarily the mistake. Buying one without understanding the full financial picture is.

Good decisions come from having all the information, not from avoiding every challenge.

⛰️ A cheap block can become a very expensive piece of land. ⛰️

It's easy to focus on the purchase price, especially when you've been searching for months and finally find something within budget.

But the purchase price is only the beginning. If the block requires retaining walls, extensive earthworks, additional drainage or specialised foundations, those costs don't disappear.

They often come straight out of your building budget, forcing you to scale back the home you originally dreamed of.

Sometimes the bargain isn't a bargain at all.
