In BAL-FZ zones, ember attack is one of the biggest risks. Properly sealing the roof space is critical to preventing wind-driven embers from entering and igniting concealed areas. It’s the details you don’t see that protect what matters most.

For our Illawong project, we implemented ember protection to the roof space in line with AS3959-2018 BAL-FZ requirements, including:

✔️ Installation of 15mm tongue & groove plywood
✔️ Fire-rated insulation
✔️ Fire-rated caulking to fascia and gutter apertures

This walk-in wardrobe has been thoughtfully designed with dual access and dedicated his & hers functionality, delivering practical luxury at every turn. Generous cabinetry includes hanging space, drawers, shoe racks, open shelving and hinged cupboards all finished in Polytec Tasmanian Oak joinery and elevated with refined gold accessories.

Flowing directly through, the spacious ensuite features warm beige mosaic and terrazzo tiles by , complemented by gold bathware, accessories, wall lighting and curved mirror from . A freestanding bathtub and concealed walk-in shower complete the space with understated elegance.

Where space meets serenity 🌿

The expansive master bedroom of our recent Illawong project is designed and built for effortless comfort. Copious space with seamless circulation around the king-sized bed, and a striking centralised bed-head wall with dual his & hers access to the walk-in robe.

Stone pendant lights float delicately from the ceiling, casting a warm ambient glow, while abundant northern natural light pours through the expansive sliding doors, opening onto a grand balcony with white palisade balustrading. All overlooking the breathtaking Illawong bushland and Georges River views — a private retreat immersed in nature.

How do you BAL-FZ ember protect a garage roller door opening when you don’t want a costly, oversized fire shutter ruining the façade? 🔥

At our Illawong project, we engineered a smarter solution.

Instead of installing a large external fire shutter, we converted the garage into its own fully isolated fire compartment — protecting the rest of the home even if a bushfire breaches the roller door opening.

✔️ 16mm fire-rated plasterboard to all garage walls & ceiling
✔️ Fire-rated downlights
✔️ Fire-rated internal doors
✔️ Complete separation from the residence

BAL-FZ bushfire construction comes with strict design parameters and can quickly become a costly exercise. 🔥

For our Illawong project, we delivered a smarter solution — installing the Xcem Australia Alpha Panel façade system with fire-rated sarking behind, achieving full compliance without compromising the architectural vision.

This system proved to be the most cost-efficient and construction-effective solution for our client’s specific design requirements, something that simply couldn’t be achieved using bulky materials like brick or Hebel.

Building in a BAL-FZ area doesn’t mean sacrificing your design! 🔥🏡

For our Illawong project, the challenge was ember-protecting all openings without covering the façade in eye-sore bushfire shutters. The brief? Seamless protection, zero visual compromise.

Maypoint’s solution: fire-rated concealed pelmet bulkheads integrated directly into the wall and ceiling structural framework—housing bushfire shutters that disappear from view and preserve the architectural intent.

One of the bathrooms from our recently completed Illawong project, designed and built to perfectly suit our client’s vision for their kids. Playful, polished, and full of personality!

From the pink mosaic and terrazzo wall tiles to the statement pink vanity basin, this space is all about thoughtful details.
