3D Images
Designworkz provides you the 3D perspective images of any proposal you wish to develop. These images are invaluable when assisting the owner with a visual understanding of the look of their development, how it will sit on the site and the environment. These images can also be used in advertising, should the property owner wish to sell their land with plans. Building Specification
We are highly skilled for preparation of building specifications for any building in any magnitude. We have comprehensive knowledge in Building Codes and Australian Standards. Detail Building Specifications are provided for tender for construction contractors (builders) also the trade specifications are provided to select sub-contractors as suitable to developer/builder requirement. This information is for the benefit of prospective clients interested in contracting professional architectural services offered by Designworkz. This list of design services is for a typical design project and all these stages may not applicable for some projects especially the residential developments. STEP ONE: Schematic Design
Goals, needs and requirements are discussed in this phase of the process. To start with, the site visits, reviews the existing conditions and takes as-built measurements, if necessary. For building additions, a set of as-built drawings are created so the Owner and the designer are able to visualize how the addition will fit with the existing structure. We gathers information from state and city agencies regarding specific land use and building code requirements as well as pre-submittal and pre-permit procedures. We will also create a work plan for the design process to outline what will be done and by when. This phase also begins the creative process of thoughtfully defining the owner’s objectives, which are translated into a building program. This evaluation identifies the size and area of the design, site options including location of improvements needed to render the design accessible and operable, and the specific design objectives for the project. Once this initial evaluation is completed and the building program set, it is then able to begin producing schematic drawings intended to translate the design objectives into spatial and building concepts. An agreed upon number of different plan concepts will be produced during this phase to investigate many different 2 and 3-dimensional relationships and adjacencies within the building design. At the end of this process, a single design concept is chosen. STEP TWO: Design Development
Once one of the design options produced in the Schematic Design phase is chosen and signed off on by the Owner, a more detailed study of that option is produced. Building plans, sections and elevations, along with interior elevations are drawn in increasing detail, to evaluate the pragmatic and artistic qualities of the concept. Material choices are discussed and evaluated, sizes of fixtures and equipment and building components are looked at to figure out how everything best fits together. Input from consultants, vendors and suppliers is addressed and coordinated with the design drawings in this phase. The Owner continues to make decisions at a more specific level of detail. STEP THREE: Construction Documents
Once the Owner is satisfied with completed preliminary design phases, we proceed with the production of construction documents. Construction documents are produced electronically using the ArchiCAD design program. During this phase, drawings are given to various vendors, suppliers, consultants and trades to get their input on the specific components and details of the design. Once all revisions are completed and approved by the Owner, a set of construction documents is issued to secure final bids, obtain a building permit and other approvals from the local governmental authority, and provide the basis upon which a contract for construction with a contractor can be established. When appropriate, drawings are given to an Owner’s pre-selected General Contractor, at the end of the Design Development phase/beginning of the Construction Document phase for construction cost evaluation. This procedure gives the Owner an opportunity to address any budgetary concerns before final construction drawings are produced. STEP FOUR: Bid Negotiation Phase
For those projects which do not have an Owner’s pre-selected contractor, the construction documents including the building specification will be sent out to a selected number of contractors to solicit bids for the projects. The Designworkz will be responsible for answering any questions by the contractors and issue any clarifications necessary to obtain bids. We will also assist the Owner in evaluating the bids and securing a contract with the chosen contractor. STEP FIVE: Contract Management
The documents for the project have been completed, contracts awarded and construction begins. To achieve a final result which is consistent with the aesthetic intent shaped by the collaborative work done by the Owner and Designworkz in the early design phases, we are retained to answer questions, deal with clarifications and administer revisions if necessary. We will also review contractor invoices, overall costs and scheduling.

Why It Matters Your Home Orientation

“Location, location, location!” may be a well-known real estate rallying cry, but the orientation of a house is important as well. House orientation refers to the position of a structure on its site, and it’s typically described by the cardinal direction that the front facade faces—for example, a home with its main entrance facing north would be described as a north-facing house.

The direction a home faces is crucial for both house hunters and designers in evaluating a new site, or just altering an existing residence. It will affect the amount of sunlight the interior receives, heating and cooling costs, home maintenance, and more. However, there isn’t a “best” direction for a house to face. Each orientation offers a different set of benefits, but knowing their benefits and drawbacks can help homeowners make smarter choices.

North-facing houses get the most sunlight.

In the Australia and the rest of the southern hemisphere, north-facing windows receive the greatest amount of sunlight because the sun shines from the north. It’s also important to note that, because the sun rises in the east and sets in the west, an east-facing home will receive the most morning sun and a west-facing house will get more afternoon sun.

Home buyers are often attracted to houses that receive plenty of natural light, which is why real estate agents like to tout a northern exposure. Exposure to natural light also has numerous health benefits, including a boost of vitamin D for your immune system and promotion of a healthy circadian rhythm for a balanced sleep-wake cycle.

Radiant heat can have benefits and drawbacks for north-facing rooms.

A home’s orientation is important not only for sunlight, but also for warmth. For instance, the northern exposure of a home (especially for homes with many north-facing windows) will collect most of the warmth from the sun, and this can be both a benefit and a detriment. Radiant heat from the sun can help reduce heating costs in the winter, especially in colder climates. But in the summer, that heat can lead to higher cooling bills.

A south-facing house may be easier to cool when temperatures rise.

Homes that are oriented to the south typically receive most of their direct sunlight in the back of the building. As a result, a south-facing house may remain cooler in the summer than a north-facing house. In warmer climates, a south-facing home can have the benefit of reduced cooling costs when temperatures climb in summer. However, this means less natural light filtering in from the front of the house, since south-facing windows let in less sun.

North-facing isn’t the best house orientation when it comes to sun (UV) damage.

One downside of direct sun exposure is the damage it can cause over time to siding, roofing, furniture, fabrics, and flooring. The north-facing side of your home will be most affected by sunlight, so you’d be wise to budget around completing home maintenance tasks like repainting or re-siding more frequently. For north-facing windows, it’s also a good idea to protect your furniture from damage by installing UV-blocking window film, curtains, or shades.

South-facing homes are prone to icing in winter.

If your main entrance faces north and you live in a region that gets colder in the winter, your home could experience worse cold-weather effects. Because of the lack of direct sunlight, a south-facing home’s facade is more likely to fall victim to bitterly cold and chilly. Since the north-facing home facade receives more direct sunlight, making warmer and comfortable inside.

The direction a house faces might influence your decor choices.

The amount of light a room receives may affect the colour and fabric choices you make when you decorate. For instance, you might steer away from red and orange hues in west-facing rooms, which get most of their sunlight from 2 p.m. onward. Fans of bold or dark colors may want to confine them to north-facing rooms, which get enough light all day to complement more intense tones. Bedrooms with east-facing windows should probably be equipped with sturdy or sun-blocking window treatments, such as blackout curtains, so sleepers won’t be unnecessarily roused by the dawn’s early light.

House orientation affects the orientation of your landscape, too.
When considering your home’s orientation, remember that it also affects your landscaping and outdoor spaces. After all, the direction that your yard faces determines the amount of sunlight it receives. A north-facing yard will have sun all day, so sun-loving plants (and sun-loving people) will flourish there. A north-facing yard is similarly a fine location for a swimming pool.

If, however, you prefer to rest, relax, and recreate where it’s a bit cooler, a south-facing yard might be just the spot for a patio, deck, or grill. The kids who generally don’t have the opportunity to enjoy their yard until after school may appreciate a western exposure, which brings sunlight to your pool and deck later in the afternoon. Whatever your yard’s orientation, for the best chance of a thriving landscape, be sure to choose sun- or shade-loving plants that are appropriate for the light conditions.

The direction your house faces determines the view outside your windows.

If you’re lucky enough to live in an area with a scenic vista—be it a lake, beach, mountains, or a skyline—the direction your home faces really matter. For new construction, try to maximize the aesthetic qualities of the site by orienting your house properly in order to make the most of the view. If you can, be sure to situate windows and outdoor spaces so that you’re able to of the beauty of your surroundings.
