CHOOSING THE RIGHT CONTRACT DELIVERY MODEL & TENDERING PROCESS
Good project delivery starts before the tender goes out.
Choosing between construct-only, design and construct, EPC, managing contractor or an alliance should come down to what the project needs.
How developed is the design? What risks remain? Who is best placed to manage them? Does the market have the capability and capacity to deliver?
The contract model needs to reflect those answers.
The tendering process then needs to give contractors enough clarity to put forward a realistic, properly considered offer.
That means:
- Clear scope, specifications and responsibilities
-Relevant site information and realistic tender periods
- Consistent communication and documented clarifications
- Evaluation of methodology, resources, programme and price
- Resolution of exclusions and scope gaps before award
The lowest tender price means little if key requirements are missing or the programme cannot be achieved.
For EPC projects, particular attention should go to performance requirements, equipment procurement, commissioning and interfaces with works or equipment supplied by the client.
At C.M.B Consulting Services, we believe the delivery model, tender documentation and contractor selection process need to work together.
Getting these decisions right early helps establish a stronger foundation for construction and commercial management.
Our attached insight outlines the main delivery models and the process from tender preparation through to contract award.
Are we selecting the offer that gives the project the best chance of successful delivery?
