A major milestone reached at Mater Private Hospital Brisbane, with Premis completing the Level 7 component of this approximately $14 million healthcare upgrade.

Level 7 has seen the delivery of three new operating theatres within the hospital’s east wing, transforming the former ICU footprint into new clinical facilities.

Delivering these works within the upper levels of a fully operational hospital has required careful planning, staging and coordination, including craneage for the delivery and installation of key materials and equipment.

Works are continuing on Level 6, where Premis is delivering a significant expansion of the Endoscopy Unit, including two new endoscopy and procedural rooms, a new cleaning galley and upgraded recovery area. Once complete, the expansion will effectively double the size and capacity of the existing department.

A great milestone for the project team and another important stage delivered within a complex live healthcare environment.

There’s a lot that goes into a construction tender before the final number lands on the page.

With market conditions continuing to shift across Brisbane and South East Queensland, we asked our Estimating Manager to share some of the key things our team is looking at when assessing and pricing projects in the current market.

Tendering today is about much more than sharpening a price and submitting on time. A reliable tender requires a close look at programme, scope, procurement, buildability and risk.

Some of the key considerations for our Estimating team include:

• Programme: Are the proposed timeframes realistic when procurement, approvals, staging, access and operational constraints are taken into account?
• Scope: Have gaps, inconsistencies and interfaces between disciplines been identified and properly allowed for?
• Buildability: How will the project actually be delivered, particularly in live, staged or access-constrained environments?
• Market conditions: Does pricing reflect current subcontractor capacity, labour availability and material costs?
• Long lead items: What needs to be identified and procured early to protect the programme?
• Risk: Have project-specific risks been understood and appropriately allowed for?

Value management also plays an important role. Done well, it isn’t simply about reducing costs. It’s about finding smarter ways to achieve the client’s objectives while maintaining quality, compliance and the overall project outcome.

Ultimately, a successful tender needs to balance competitiveness with realism.

At Premis, estimating isn’t just about producing a number. It’s about understanding how a project will be built, identifying potential issues early and helping set it up for successful delivery.

Demolition has started on the New GLA Building and Library Refurbishment — the first step toward a new four-storey learning facility with eight General Learning Areas, two multi-purpose spaces, a new canteen and commercial kitchen, plus a fully refurbished library.

Backed by Commonwealth and Queensland Government capital funding, and delivered alongside a great project team.

Some projects are worth another look, and InterGen’s Brisbane workplace is definitely one of them.

Located on Level 31 of 345 Queen Street in Brisbane, the 791 sqm InterGen workplace was designed with a strong focus on sustainability, collaboration and attention to detail.

Working with IA Design, the project involved a complete strip-out of the existing space followed by a high-end fitout incorporating open-plan work zones, breakout and quiet spaces, meeting rooms, offices, a library, phone rooms and a fully equipped contemporary kitchen.

There are plenty of details that make this workplace stand out, from the multi-tiered kitchen ceiling and Energy Market trading wall to bespoke Italian lighting, high-end joinery, motorised multi-level workstations, acoustic panelling and glazing.

The carefully selected artwork, planting, furniture and sustainable materials bring it all together, creating a workplace that feels considered, welcoming and designed around the people who use it.

A beautiful project and definitely one we’re happy to revisit.

This was such a great project, we wanted to revisit it.

Premis was engaged to deliver four major projects concurrently within the fully operational Mater Private Hospital Brisbane, including the Premium Inpatient Suites, new Intensive Care Unit, 8 South Inpatient Ward refurbishment and UPS Replacement and Relocation.

What made this project particularly special was the transformation of highly clinical spaces into environments focused equally on patient care, comfort and experience.

The Premium Inpatient Suites combined full clinical capability with the warmth, privacy and considered finishes you would expect from a five-star environment, while the new six-bed ICU and refurbished inpatient ward delivered contemporary spaces designed around both patients and clinical teams.

Behind the finished spaces was a highly complex construction programme. Working within a live hospital required precise staging, strict infection control and extensive coordination, including managing new drainage and services above operating theatres and recovery areas. Many complex works were undertaken out of hours to ensure hospital operations could continue uninterrupted.

A great example of what can be achieved through careful planning, collaboration and a clear understanding of the complexities of working within a live hospital environment.

Another project win for Premis.

Continuing our work across the community sector, Premis has been awarded the refurbishment of PCYC Pine Rivers at Bray Park.

The project will deliver important upgrades to the existing facility, including fire compliance works, new gym flooring and bathroom refurbishments.

These improvements will help PCYC Pine Rivers continue to support its existing members while providing an improved facility for the next generation of local families and sporting teams.

The true test of a construction team is often how they respond when the unexpected happens.

During the deliver of the Brisbane Private Hospital Kitchen project, our team encountered existing non-compliances that had not been identified prior to construction. By adapting the programme and construction methodology, we were able to keep works progressing while design and fabrication solutions were developed.

The result was a project delivered within budget and with minimal delays.

We're continuing our Construction Insights series by looking at one of the most important tools for successful project delivery: the construction program.

A construction program is much more than a timeline. It's one of the most important tools a project team has for delivering certainty.

A well-managed program keeps everyone aligned, identifies emerging risks early and provides a clear roadmap for decision making. But a program only delivers value when it is actively managed, regularly reviewed and adjusted as the project evolves.

Successful project delivery isn't about simply tracking progress against a schedule. It's about understanding the critical path, monitoring procurement and approvals, challenging assumptions and identifying potential issues before they impact the completion date.

When delays occur, the focus shouldn't be on what has slipped. It should be on why it has slipped and, more importantly, what actions are needed to recover.

The best project teams continually ask:

• What is the current constraint?
• Who owns the next action?
• What recovery options are available?
• How do we protect the completion date?

Construction programs are not static documents. They are living tools that require collaboration, proactive communication and timely decision making from the entire project team.

When everyone is working from the same plan and responding early to change, projects are far more likely to be delivered safely, efficiently and on time.
