Nothing stalls a job like information requests that arrive in dribs and drabs.

Our approach: once we've looked at the site and the plans, you get one clear list of what we need, in plain English, and our team follows it up with you so nothing sits waiting.

Simple. And it keeps your job moving.

The toilet door that fails at fit-off.

Under the standard livable housing layout, the livable toilet needs a clear space 1200 mm long and 900 mm wide in front of the pan, and that space has to stay clear of the door swing. In a separate WC the side walls also need 900 mm clear between finished surfaces. An inward-swinging door is the usual culprit; an outward swing or a cavity slider fixes it. Queensland's MP 4.5 also accepts an AS 1428.1 layout as an alternative.

At least one toilet on the ground or entry level has to be livable, and it is far cheaper to fix on the plans than at fit-off.

Get the WC layout checked before the frame goes up.

Don't stop the fire-resisting wall at the ceiling.

Where a wall must be fire-resisting because it is within 900 mm of a boundary, it runs from the footings to the underside of a non-combustible roof covering, or to the underside of a non-combustible eaves lining. A gable is part of the wall. With no eaves, the wall can stop up to 200 mm short of the roof covering if the gap is sealed with a non-combustible fascia, gutter or flashing. Other junction details can be acceptable but need assessing.

Gables and eaves near a boundary need the detail drawn, not assumed.

Get the roof junction checked before you frame.

Redlands shed and patio builders: the costly surprises are the ones found late, at footings, at frame, or at final.

We check the site's overlays, flood, sewer, bushfire and setbacks at the start of the job, so they're on the table before you've locked in a price.

If your job needs council's planning approval, the building approval can't be issued until that's in place. They're two separate approvals, and a certifier isn't allowed to grant the building side while a planning permit it depends on is still outstanding. Whether you need one comes down to the council's planning scheme: the zone, the overlays, and what you're building or using the site for. Best to find out before the plans are finished, not after. We handle town planning and building certification under one roof across South East Queensland. Send us the plans.

Before you price a Redlands job, it pays to know what the site is hiding πŸ‘‡

🌊 Flood or storm-tide overlay: can change your floor level
🚰 Sewer and stormwater lines: building over or near them needs extra approval
πŸ”₯ Bushfire overlay: may need a BAL assessment
πŸ“ Boundary setbacks: a relaxation needs council's sign-off
🌿 Environmental or heritage overlays

At A1 we pull the site's council overlays, flood, sewer and state mapping at the start of the job, and flag what matters in our first information request. Find it early, fix it once.

An 820 mm door leaf does not give you 820 mm clear.

The livable housing requirement is an 820 mm clear opening, measured clear of the open door leaf and the frame. Stops, hinges and the thickness of the leaf eat into it. Using the ABCB Handbook's typical assumptions, an 870 mm leaf gives about 825 mm clear, while an 820 mm leaf falls well short. Handles may encroach, sliders are measured fully open, and hallways serving those doors need 1000 mm clear between finished walls.

If you build the same plan again and again, fix the door schedule once and it stays right on every job.

Standard house plan? Get the door schedule checked once.

Your slab can make your front door non-compliant before the door even arrives.

Where the livable housing provisions apply, the step-free entry door needs a level threshold, or a lip of no more than 5 mm that is rounded or bevelled. Outside it you need a 1200 x 1200 mm landing, level or no steeper than 1:40. Bringing the landing up to the door works with a full-width channel drain or a roof over the landing. Paving set 50 mm below the slab looks right for drainage, but it leaves a step at the door. Queensland's MP 4.5 (version 1.3, from 14 August 2026) now allows a modified threshold ramp at the entry: up to 56 mm rise and 450 mm long, sitting between the door and the landing, which is still required.

Sill, ramp zone, landing, drainage and termite management all have to be decided before the slab is poured.

Get the entry detail checked before the pour.
