The right plans, a rare opening.

A coastal project has shifted its date, and the right plans-ready home or major renovation may be able to start sooner than expected.

If your drawings are done and you have been waiting on the right builder, send them through and we will take a quiet look at the fit. We only take on a small number of projects at a time, so it does need to be the right fit — but for a project ready to go, we may be able to move sooner than expected.

The soffit on a coastal home does more than look good.

It protects the structural framing from salt-laden air, hides the fixings, and turns the underside of the eave into part of the room.

Collier Drive is a good reminder that a coastal home does not need to be overworked.

The brick, black window frames, louvres and natural light give the home a grounded feel, while the spaces still stay simple and easy to live in.

That is usually where the best South Coast homes land: considered, durable and not trying too hard.

The LED strip lighting is already doing its job here, pulling a soft line across the timber cladding and giving the outdoor room depth before the finishes are complete.

Paired with the dark vertical boards, it turns a practical covered area into something warmer and more considered.

Still a work site, but this is the point where the intent starts to show.

If your plans are ready and your block is ready, it's yours. Everything else books into 2027.

The possibilities are endless when it comes to design.

It's so cool to draw inspiration from other cultures and have some fun with it - a coastal Mediterranean exterior like this is a perfect example. White lime-rendered walls, arched openings, travertine accents and a turquoise pool tucked into the landscape.

The pairing of materials and palettes is endless, and that's exactly what makes this job so good.

This is the kind of outdoor space that gets used properly.

At Moolianga, the covered deck, outdoor kitchen, lawn and planting all work together rather than sitting as separate pieces.

You can see the difference in the way the doors open the home out to the deck, the garden softens the edge, and the outdoor kitchen sits close enough to be practical without taking over the space.

That is where good planning shows up: not just in how it photographs, but in how naturally it will be used.
