Why it matters: When something needs a decision on site, you want to speak to the person making it, not leave a message and wait.

Why it matters: Volume is the single biggest predictor of service and finish quality. A builder running hundreds of jobs can't give yours the same attention as one running a controlled number.

Why it matters: Overheads are one of the first things cut to make a quoted price look sharper. If they're missing from the quote, ask what else is.

Why it matters: This is the classic "we'll add that later" cost. Later is always more expensive, and retrofitting is messier than building it in.

Question 1:

1. Is it double brick with a traditional concrete suspended slab?

Why it matters: WA's climate is hard on a home. Double brick and a properly poured concrete suspended slab mean better thermal performance, better acoustics, and a structure that holds its value. Lightweight alternatives are cheaper to build, but you feel the difference.

Novus: Standard. Not an upgrade.
