Another meter board relocation, and upgrade of the sub board, pulled together over a couple of days work.
While coordinating with SAPN can be a daunting task at times, this one came together really nicely in the end. Between removing an asbestos panel from within the home, and adding RCD circuit protection to an otherwise unprotected house, we’ve managed to give the customer a great deal of peace of mind, as well as no longer having to be home for the meter reader to come around. Add in that we are now solar ready, we managed to work towards a great result on this one. Great way to kick off the year

PSA - moving into a new house? Got a building inspector in, you shouldnt have any other concerns after that, right?
Yesterday we went and did some work on a house where the customer moved in a week prior, but had since experienced a few tingles off their new microwave. Kitchen had been reno'd last year, ready for the house to be sold. Cascade of errors, and the new powerpoints feeding their kitchen had no earthing to them. The day prior, SAPN had found that the body of the microwave had 93V sittting on it.
Building inspectors typically have a list of disclaimers within their contracts that state that they arent qualified to find such things; they arent plumbers, electricians, architects, asbestos removalists, and they certainly cant play the violin for you when something comes up that you feel they should have been able to find, especially when you paid for them to be there for an hour.
While it is often worthwhile having an experienced eye of a building inspector to look for signs of excessive wear and tear, cracks from foundations moving, etc, you should also be weighing up the cost of getting proper trades in to look at your services as well! And sure as hell make sure that your inspectors actually get up and have a look within the roofspace as well; eyeballing everything from the top of a ladder when theyve stuck their head up through the manhole isnt the level of thoroughness you need when you're paying the sort of money that goes along with house prices these days.
House built in the 80s? Good chance the lights aren't earthed; nothing nefarious about it, it just wasn't a requirement at the time. Perfectly legal to leave in place as it currently is. But suddenly those ceiling fans that were so cheap at the last house are notably dearer because of the additional work involved.
And no, not everything needs to be fixed right away! That asbestos panel in your switchboard might be of concern, and certainly worthwhile removing down the line, but doesn't need to be addressed as immediately as a leak in the toilet. The point of these inspections is to help you determine how much a house is actually going to cost you to live in, and potential costs that may arise down the line; if an electrician had been to this house prior to the sale, this might have been addressed with the vendor before settlement, or more importantly, moving day!

Absolutely just dodged a bullet here - fell for the dodgy email address, realised when they were asking for weird details, like the number of my last tax return. Spotted that they changed my contact number on myGov, but I changed my password and managed to change the contact number back 1 minute after they’d done it - looks like they failed to change my password before I did, but this was seriously too close for comfort. Be wary guys

This one took a little while. Between coordinating with the builder, other trades, and the helping hands of a few co workers, we prepped as much as we could before the gyprock went on, then started putting Downlights in the day after the customer got the keys. Some 70 odd downlights, 8 ceiling fans and a few powerpoints later, we’re glad to hear they have started moving in this past weekend. Best of luck in your new home guys!

Here is one that we are so happy has finally gained some traction! We did the underground conduits for this one in June 2020, and we finally have a frame and roof up! Supply issues have dominated this one, like many others, over the pandemic, but we've put all the plates on ready for cabling, with a lot more work to come over the next month or two - the exciting challenge with this one is that the customer is intent on moving in before the end of November this year!!

So, what have we been up to these past few months? Whole lot of subbying, but here are some happy snaps from a job that is mostly done out north. Customer is building a house soon on this massive block, but needs power to the shed first. We were able to come up with a plan that both meets their current needs, as well as putting them in a good spot for their future works by installing a free standing board along one side of their property. Customer had a colleague with a trenching machine, and after a few visits over a few warm days, we've gotten her to this stage

Behold! Two items that we’re increasingly having to replace before their normal expiries! Here are some thing you need to know so that they keep ticking for as long as possible
Exhaust fans need to pull air from somewhere in order to vent hot/humid/“scented” air into the roof or outside. Most people will close a bathroom or toilet door when these are in use, but you need to open a window when the fan is going! If you don’t, the fan has to over exert to pull air from under the door instead, and will burn out the motor a lot faster than if you give it an easier time. These should be lasting years, but we’ve had multiple burn out around 12 months in because customers haven’t been aware of this.
Light switches have also been suffering common misuse during operation. When you flick a switch, a small spark emits safely behind the plastic as the connection is made or broken - the heat from this will damage the switch over time, but unless you’re constantly turning lights on and off, you might never need to replace the switch mechanism. The problem comes when a person slowly slides their finger across the switch rather than quickly flicking it - the longer it takes for it to transition between “on” and “off”, the longer the spark is maintained. More often the spring goes first, or the plastic degrades due to the heat, so if your switch “bounces” when you press it, it should be replaced immediately. Sometimes the point of contact simply gets so scorched that a clean connection can’t be made; one from last week had intermittent flickering occurring at the light, but the switch appeared completely fine until we opened it up.
As much as we could do with the work, and are happy to assist, these sort of replacement call outs can be reduced if you know how to these these accessories as intended

Well if it looks like this, that’s a pretty easy answer. These old cartridge circuit breakers are not seen in use anymore; they aren’t safety switch protected, and the board doesn’t allow for replacement parts. It’s also made of metal with a completely exposed active busbar within.
Haven’t seen these ones in quite some time, but this is the second house I visited this week to have them - before and after pics shown
