Your apartment isn’t too small. The floorplan is just wasting it.

Most people blame the square meters. They move, they buy bigger, they pay more. But the size was rarely the problem. The layout was.

A good floorplan doesn’t add space. It removes friction. And most broken layouts can be fixed without touching a single wall. You move the function, not the structure.

Everyone who sees this project asks the same thing. Why not just demolish it and build new. The before was a tired timber chalet sitting low on old brick piers, right on the water, right in the flood line. Single skin, rotten boards. Easy to write off as a teardown.

But here’s what most people miss. On a plot like this you don’t get to start from a blank site. The existing building is the permission. Its footprint, its established use, its right to sit on land you would never get consent to build on from scratch today. Clear it with no plan and you can lose all of that.

So we didn’t treat the old chalet as something to get rid of. We treated it as the thing that made the whole site possible.

The new home keeps the footprint and the relationship to the river, lifts the living spaces clear of the flood risk, and opens the entire water elevation to glass. Same plot. Same right to be there. A completely different building.

The value of an old building is rarely the building. It’s everything the building lets you keep.

If you work with constrained or older sites, where do you land. Replace and protect the consent, or fight for new.

It gets perfect there. Then it hits reality and everything changes. We don’t design that way. We measure the space. We feel the constraints. We research and we experience. Then we design. That’s why it works.

Four months ago a balcony power station went in. No roof. Just a wall socket.

Just under 100 kWh generated so far. Project that over a year and it’s around 800 against 1,200 kWh annual consumption. So 67 percent of electricity covered. From a balcony. While renting.

But honestly the number isn’t even the part that hit hardest. When a neighbour complained about his bill going up again there wasn’t much to say because it just doesn’t land the same way anymore. Part of the electricity here gets made now. Nobody sets that price and around 200 euros (maybe more) saved per year. Setup pays for itself in three years or even less. And summer hasn’t happened yet.

Part 3 coming after summer. The numbers should get really interesting.

You live in an apartment. No roof. You’ve probably just accepted that solar (PV) isn’t an option.

It’s not true. A balcony power station plugs into a normal wall socket. No installer, no permit. Took an afternoon to set up.

600 euros. 2 kWh battery built in. Without the battery you only generate while the sun’s out and half of it goes to waste. With it you store it during the day and run off it at night.

Annual consumption here is around 1,200 kWh. No idea yet what this does to the bill.
