Jumeirah Islands. The as-built drawings arrived today. The villa disagrees with them.

They almost always do. Walls sit where the drawings say they shouldn’t — so we don’t design from paper. A survey team scanned every room with a laser: the whole villa, in millions of measured points.

We design from what is true, not from what was filed.

Jumeirah Islands. Day zero — the morning we got the key.

A villa, twenty-five years old, exactly as we received it. Before anything changes, we walk it, we measure it, we understand what we’ve been given.

Day one is for work. Day zero is for looking.

Same villa, same footprint. What changed is the order things were done in.
Design, approvals and build under one contract — so nothing appears halfway through that nobody planned for.

Every light in The Opus answers when we call.
This is DALI commissioning — the part of a fit-out nobody posts about, because it’s not pretty. It’s just necessary.
Every fixture and motion sensor on the loop gets addressed, checked, and confirmed — one by one. Then one button blinks the entire loop at once. If a single light stays dark, we know before handover. Not after.
This is what “tested” actually means. Not a promise on a snag list — a light blinking back at you.
Done in the right order. Nothing appears later.

Renovation season begins September. The villas finishing next summer are the ones being signed now.
