“Boss, how much to build a five bedroom double storey?”

That question always makes me pause.

Not because I do not know construction costs.

The truth is, a five bedroom double storey can mean very different things.

It can be a simple 250 square metre house in Ruwa with standard finishes.

It can also be a 500 square metre house in Borrowdale with balconies, double volume spaces, large aluminium windows, expensive tiles and a kitchen that needs its own budget.

Both are still called five bedroom double storeys.

Then there is the word complete.

To one person, complete means doors, windows, ceilings and working bathrooms.

To another, it means paving, boundary wall, solar, borehole, fitted kitchen, wardrobes, landscaping and even curtains.

That is why construction costing cannot be done from the number of bedrooms alone.

For early planning, we may use rough benchmarks such as:

US$350 per square metre for a basic shell

US$480 per square metre for an occupiable structure

US$810 per square metre for a full turnkey home with boundary works and other amenities

But those are only planning figures.

A proper price must come from the drawings, total floor area, soil conditions, structure, finishes and a detailed Bill of Quantities.

Sometimes the contractor who refuses to shout out a price is actually trying to save you from hearing this halfway through the project:

“Boss, there is now a small top up.”

And somehow, that top up is never small.
