MARONDERA HAS LAND. IT ALSO HAS ROCK.

Across parts of Marondera, residential development begins with a challenge many buyers discover only after purchasing the stand.

Granite.

For this site, the rock is being processed as part of the land-clearing and development process, creating usable ground while recovering valuable stone for construction.

What looks like an obstacle can become part of the project.

ROCK → CLEARANCE → CRUSHING → BUILDING MATERIAL → DEVELOPMENT

This is the work behind turning rocky land into residential land.

THE ROCK IS BECOMING THE FOUNDATION.

Lendyview, Marondera.

This pile tells a story.

Rock that once stood in the way of development is now being cleared, processed and turned into useful construction material.

Every tonne represents ground recovered for building.

The work continues.

ROCK OUT.
BUILDING LAND IN.

3,500m² IN WINSTON PARK. WHAT WOULD YOU BUILD?

The Municipality of Marondera has listed a 3,500m² residential stand in Winston Park.

Forget the stand number for a moment.

Imagine you owned the land.

What would you do with it?

A. An exceptional family residence
B. A small cluster of homes
C. Garden apartments
D. A multi-generational family compound
E. A main residence with guest cottages
F. A home with a private studio or workshop
G. A landscaped private estate

Or perhaps something completely different.

The interesting question is not simply:

“How much is the land?”

It is:

“What could this piece of Marondera become?”

3,500m² gives you room to think about architecture, gardens, privacy, parking, outdoor living, drainage and future expansion.

And the best development may not be the biggest building.

It may be the one that uses the land intelligently.

WINSTON PARK. 3,500m².

What would you build?

THREE PRODUCTS. THREE JOBS.

Not every crushed stone should be used for the same purpose.

At OrviStone, we separate our granite aggregates by what they are designed to do.

01. ORVISTONE CRUSHER RUN™
For building the ground.

A graded blend of crushed granite, smaller particles and fines.

Best suited for:
• Driveway bases
• Road bases
• Parking areas
• Hardstandings
• Ground preparation
• Compacted sub-bases beneath suitable slabs and paved areas

Its strength comes from particle interlock and compaction.

02. ORVISTONE 19™
For building with concrete.

Clean, coarse crushed granite with a nominal maximum size around 19 mm.

Suitable for:
• Concrete production
• Foundations
• Ground beams
• Columns and beams
• Slabs
• Structural and general concrete, where the specified grading and aggregate quality are suitable

Crusher run and 19 mm stone are not interchangeable.

03. ORVISTONE FINE™
For the finer work.

A controlled fine crushed granite material produced from the crushing process.

Potential uses include:
• Blending with aggregates
• Bedding and levelling applications
• Paver and block production
• Fill and selected construction applications

The exact application depends on its grading and test results.

THE SIMPLE RULE

CRUSHER RUN → BUILD THE BASE
19 MM → MAKE THE CONCRETE
FINE → FILL THE GAPS

Good construction starts with putting the right material in the right place.

MONDAY. NEW WEEK. SOLID START.

A new week gives you another chance to build something that lasts.

At OrviStone, we start with a simple principle:

UNDERSTAND THE GROUND.

Before the excavator arrives.
Before the breaker starts.
Before the concrete is ordered.
Before money starts moving.

Assess the site.

Plan the work.

Choose the right method.

Recover value where you can.

Then build.

Because good construction is rarely about doing more.

It is about making better decisions before the work begins.

ASSESS THE GROUND.
CHOOSE THE METHOD.
PLAN THE WORK.

Then turn the ground beneath you into something useful.

STRONG START.
STRONG WEEK.
STRONG RESULTS.

🌿 Plant of the Week | Aloe africana

Some plants look beautiful in a garden.

Others look as though they were made for the landscape.

Aloe africana is one of them.

Tall flower spikes rise above its sculptural rosette, bringing colour and vertical structure to a garden during the cooler months.

And it has something modern landscaping increasingly values:

resilience.

It handles sun, wind and dry conditions once established, making it a natural partner for stone, gravel, concrete and contemporary architecture.

Imagine it beside a Zimbabwean granite wall.

Or lining a gravel path.

Or standing alone against a clean white facade.

The result is not a garden trying to imitate somewhere else.

It is a landscape that feels distinctly African.

🌿 The OrviStone lesson:

You don't always need exotic plants to create a remarkable garden.

Sometimes the most powerful design choice is already growing here.

Aloe africana.

Sculptural. Resilient. African.

Where would you use it?

At the entrance, along a pathway, or as a solitary focal plant?

WHAT DOES IT TAKE TO BUILD A RURAL SERVICE CENTRE?

People see the shops.

The fuel station.

The warehouse.

The clinic.

The offices.

But before any of those buildings can serve the community, something else has to work.

THE GROUND.

A functioning rural service centre needs infrastructure underneath the buildings.

ACCESS
Can customers, staff and deliveries reach the site?

ROADS
Are the internal roads properly formed and built?

DRAINAGE
Where does the stormwater go?

WATER
Where does the development get a reliable supply?

SANITATION
How will wastewater be managed?

PARKING
Where will customers and vehicles stand?

FOUNDATIONS
Are the building platforms properly prepared?

BUILDINGS
Only then does the visible development begin.

The building may be what people notice.

But the infrastructure is what makes the development function.

LAND → INFRASTRUCTURE → BUILDING → BUSINESS

OrviStone helps investors and small developers prepare the ground for commercial development.

YOU BRING THE LAND.
WE MAKE IT READY FOR BUSINESS.

You have the land.

The next question is:

IS THE LAND READY FOR THE BUSINESS YOU WANT TO BUILD?

A successful development needs more than a building.

It needs the ground underneath it to work.

MARONDERA HAS ROCK.

It has farms.
It has new houses.
It has roads.
It has land development.
It has contractors.
It has people building businesses.

What it also needs is equipment access.

OrviStone is investigating whether a properly managed equipment hire and leasing fleet could serve Marondera's construction, agriculture and infrastructure needs.

So we want to ask the people doing the work:

WHAT MACHINE IS MARONDERA MISSING?

A TLB?
A mini excavator?
A tractor?
A roller?
A generator?
A water pump?
A crusher?
Something else?

Tell us the machine, what you would use it for, and how often you would need it.

THE FARM DOESN'T CARE WHETHER YOU OWN THE TRACTOR.

It cares whether the field gets planted.

That raises an interesting question for Zimbabwean farmers:

Would you rather spend a large amount buying equipment outright?

Or pay for access to productive machinery when you need it?

For some farms, the better answer may be access to equipment without carrying the full cost of ownership upfront.
