A building structure should be built on a foundation. The foundation supports the entire frame of your building structure. Your foundation bears the weight of the entire building, transferring the force through to the ground beneath.The foundation holds your house in place and acts as an anchor between the frame (the walls, ceilings, etc.) and the ground. In the event of natural disasters such as earthquakes, floods and wind; a good foundation should stop your home from being washed or blown away.

Not every house is built on the same type of foundation. Most foundations are made of concrete and dug into the earth for added stability. However foundation type is determined by several factors, such as the house design, the geographical location and climate, soil and moisture conditions, and the project budget.

Some of the things you may want to consider when designing your home
* Size - Home functionality and how many people you want to accommodate. Also how many bedrooms you want, do you need a formal dining room and what style kitchen would suit you.

Building structures have a tendency to move all the time, but usually these movements are unnoticeable, however in some cases they are obvious. Movement can be caused by defects, movement of the ground, foundation failure and decay of the building.

If a structure is unable to accommodate this movement, cracking is likely to occur. The appearance of distortions and cracks can be visually unattractive and uncomfortable for the occupants, and if left untreated they can affect the integrity, safety and stability of the structure.

Causes of cracks
1. Termites can cause damage to your house foundation and cause cracks to your building if damp wood is in contact.
2. Ground movement (beneath foundations) caused by clay shrinkage, land slip and vibration.
3. Moisture movement that causes materials to expand or contract, due to the presence of vegetation or faulty or damaged drains.
4. Thermal movement that causes materials to expand or contract as temperature increases or decreases.
5. Tree root growth.
6. Absence of foundations in older buildings.

How to prevent your building from cracking

Home building is notoriously known for going over budget. Adding in new features which were not initially part of the plan causes your budget to spiral out of control. Going over budget may lead to strained relations with your spouse or family, or result in an incomplete Building.

Typically you are not accustomed to keeping a strict family budget. But if you are planning to risk your savings on your dream home , it’s time to start acting more like an accountant. You need to develop a budget and stick to it closely. If you are borrowing money to build, your lender will want to see one.

It is advisable to add a contingency fee of 15 to 20 percent to your budget. Contingency fees are useful if you want to change a feature to your home. The colours you pick to paint spaces you spend a lot of time have an impact on your psyche. The power of coluor is unavoidable. Certain colours mean different things in different cultures. Colour affects behaviour, moods, and thoughts. Reactions to colours are often deeply personal and rooted in past experiences. The mood you want to establish determines the colours you pick to paint your home or office space.

Paint comes in a variety of sheens including oil and latex. Latex paint is the most commonly and preferred paint type to use because it is easier to clean and durable. It also tends to be more fade resistant and breathes better than oil.

Oil based paint is better used on wood such as doors and wooden fixtures, it protects wood from the elements better than latex paint. It does take longer to dry than a latex , so plan for more drying time.

The glossier the paint, the easier it is to clean up. If you have small children and the room you are painting has high traffic such as the corridor or passage, or tends to get grease on the wall such as in a kitchen, opt for high gloss sheen as you can easily wipe the wall down with a damp sponge. However high gloss paints may give an unpleasant shine in places such the living room.

If you have walls with lots of imperfections, select a flat or matte paint. You can usually get away with one coat of paint with a flat. The downside to this paint is that it does not stand up well to a good cleaning and does tend to show dirt more so choose this for rooms that will not get lots of fingerprints and dirt on them. Probably the most popular sheen is eggshell, which hides imperfections like a flat does but is easier to wash, so more durable and smoother to the touch.

You can lower a high ceiling visually by painting it a darker shade than the walls. You can also make a room look bigger by painting a lighter colour.
