FAQ 35 - Sectional Title: In a property with multiple units, a sectional title register is opened in the Deeds Office. This allows for:
- Common property, which includes areas like internal roads, grounds, corridors, recreation areas, and entrance areas. Each owner has an undivided share in these areas.
- Exclusive use areas within the common property, such as parking bays, which are designated to specific owners.
- Each unit is registered in the owner's name in the Deeds Office.
- Levies are payable based on the participation quota in the sectional title scheme, determined by the size of the unit.
- Levies are payable to a Body Corporate, of which each unit owner becomes a member upon registration of the unit in their name.

Building Plans and the Meaning of Home

It is incredibly easy to expect our building plans to do the heavy lifting for us.

We often assume that finalising a set of building plans will magically grant us a home we love. We can fall into thinking that securing structural approval and precise measurements will automatically give our space warmth, character, and life.

But there is one profound limitation of architectural drawings that we have to acknowledge.

A building plan can help us fund and construct a structure, but it cannot decide how we will live inside it.

A building plan is simply a tool. It is an exceptional framework, but it is a terrible soul.

A fully approved architectural render cannot create family memories. It cannot manufacture a sense of belonging, and it cannot define what makes a house feel like a home.

We cannot outsource the atmosphere of our lives to a drafting table.

The most important work we do may very well happen far away from the site gridlines. Because before our plans can effectively shelter our lives, we have to take the time to imagine how we actually want to live.
