This Monte Vista home is getting a patio worth talking about, and right now, we are right in the thick of it.

𝗧𝗵𝗲 𝗯𝗼𝗻𝗲𝘀 𝗮𝗿𝗲 𝗶𝗻. 𝗦𝘁𝗲𝗲𝗹 𝘀𝘂𝗽𝗽𝗼𝗿𝘁, 𝘄𝗼𝗼𝗱 𝗳𝗿𝗮𝗺𝗶𝗻𝗴, 𝘁𝗵𝗲 𝗽𝗲𝗿𝗴𝗼𝗹𝗮 𝗶𝘀 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝘀𝘁𝗮𝗿𝘁𝗶𝗻𝗴 𝘁𝗼 𝗹𝗼𝗼𝗸 𝗹𝗶𝗸𝗲 𝗮 𝗽𝗲𝗿𝗴𝗼𝗹𝗮.

At this stage of a build, you can already feel the shape of what it is going to become.

The roof goes on next, a mix of translucent and aluminium sheeting that lets the light do exactly what you want it to, and sends the rainwater exactly where you need it to go.

After that, waterproofing, lighting, and a fresh coat of paint to make the whole thing look like it was always meant to be there.

Here is something that will save you a headache down the line: Waterproof your tiles!

They feel waterproof, they look waterproof, and flip, water beads right off them.

But tiles are joined by grout, and grout breaks down over time. Once water gets behind the wall, you have a problem that is far bigger and far more expensive than a bit of damp.

𝗧𝗵𝗲 𝗿𝗲𝗮𝗹 𝘄𝗼𝗿𝗸 𝗶𝗻 𝗮 𝘄𝗲𝘁 𝗿𝗼𝗼𝗺 𝗵𝗮𝗽𝗽𝗲𝗻𝘀 𝗹𝗼𝗻𝗴 𝗯𝗲𝗳𝗼𝗿𝗲 𝗮 𝘀𝗶𝗻𝗴𝗹𝗲 𝘁𝗶𝗹𝗲 𝗴𝗼𝗲𝘀 𝗱𝗼𝘄𝗻.

First, we ‘tank’ the room. That means applying a waterproof membrane directly onto the walls and floor before anything else.

That membrane is your actual line of defence. The tiles go on top, and they look great doing it, but the membrane is what keeps your home dry.

From there, we reinforce every junction where walls and floors meet, because those corners are exactly where water loves to creep in.

Then we engineer a fall into the sub-floor.

Basically, a deliberate slope that gives water one clear path to the drain.

For this complete revamp in Goodwood, our team went straight into the walls and floors to ensure the entire room earned the Grundman stamp of approval.

Trying to walk on a floor or paint a wall before it is truly ready is just asking for a failure six months down the line. Unfortunately, you cannot rush chemistry.
