Do not assume everything is ready simply because the land is being sold.

Find out:

• Whether the property can connect
• Who pays the connection costs
• Whether capacity or other limitations apply
• What alternatives may be required

Missing, distant or restricted services can affect your budget, approval process, construction programme and the overall buildability of the property.

It is much better to discover that before making an offer than after paying a deposit.

Before looking only at the purchase price, consider what the site may require:

• Additional earthworks
• Retaining structures
• Special foundation solutions
• Longer service connections
• More difficult or expensive site preparation

The better question is not only:

“How much does the stand cost?”

It is:

“What will this stand require me to spend before I can properly build on it?”

Compare the construction implications—not only the selling price.

A more affordable stand that requires substantial additional work may not be the more affordable option overall.

That allowance in your building quote is not the final cost.

An allowance is usually an estimated amount set aside for something you still need to select, such as:

• Tiles
• Taps and basins
• Flooring
• Lighting
• Sanitaryware
• Appliances
• Handles and other finishes

The danger is assuming the allowance will cover what you actually want.

If the quote allows R250/m² for tiles and you later choose tiles costing R600/m², you will need to pay the difference.

That does not mean allowances are bad. They can give you flexibility—but only when they are clear and realistic.

Before signing, make sure you understand what every allowance covers and what happens when your final selection costs more.

Where do you enter the house?
Where do school bags, shoes and everyday items go?
How do you cook and entertain?
Where do you need quiet or privacy?
What needs proper storage?
How should the home respond to morning and afternoon light?

A good design brief turns your real life into useful instructions.

Without that clarity, you could receive a beautiful design that does not fully suit the way you live.

Your home should be designed around your daily life—not only around reference images.
