While carrying out a post-handover inspection on a newly renovated home approximately 9 months after completion, we identified multiple roofing and external defects that may lead to water ingress, safety risks, and long-term deterioration if left unresolved.

Some of the defects identified included:

• Air conditioning outdoor unit not fixed down correctly
• Inadequate sealing around pe*******ons and services
• Roof screws missing or loose in multiple locations
• Flashings poorly installed and lifting at edges
• Silicone works incomplete and deteriorated
• Visible gaps between roof sheets and flashings
• Ponding water observed to sections of the roof
• Roof sheets scratched and damaged during installation
• Exposed fixings beginning to show signs of corrosion
• Downpipe not connected correctly to stormwater system
• Debris left within gutters causing blockage risk
• Inconsistent laps between roof sheets
• Unsealed pe*******ons around conduits and pipework
• Ridge capping not aligned correctly
• Sections of roof framing showing signs of moisture exposure
• General workmanship throughout roof installation below acceptable standard

A recently completed house renovation homeowner engaged us to carry out a handover inspection after concerns the builder had not completed works to an acceptable standard. Although the builder advised everything was complete, our inspection identified a range of obvious defects, hidden issues and major non-compliant works.

Some of the defects identified included:

- Use of second-hand hardware
- Door frames painted over
- Painting tape left within wall finishes
- Paint splatter throughout completed areas
- Downpipes fixed incorrectly to brickwork
- Water leaking from the upstairs balcony to the ground floor entry area

Our report documented all findings, allowing the homeowner to formally raise the defects with the builder prior to releasing final payment.

If the builder fails to rectify the defects, under Australian law the homeowner may have the right to:

- Withhold outstanding payments where applicable
- Request rectification works within a reasonable timeframe
- Lodge a complaint through the relevant state building authority or tribunal
- Engage another contractor to rectify defective works and seek recovery of costs
- Pursue legal action for defective or incomplete building works

This is why independent handover inspections are critical before making final payment.

Water tank installed on metal packers with water trapped underneath.
This setup may lead to corrosion, movement and inadequate support over time. Water tanks should be installed on a stable, durable and properly drained base in accordance with AS/NZS 3500 Plumbing and Drainage and manufacturer requirements. Another defect picked up during inspection 👀

Too much unsupported brickwork can lead to cracking, movement and long-term structural issues if not addressed properly. Always check against the engineer’s details and Australian Standards.
