Land surveyors are among the essential professionals in property.

They help us accurately identify boundaries when buying property or making home improvements like landscaping and fence installation. Using their expertise, a land surveyor can also notice any elevation problems that may increase flood risks on a piece of land you intend to buy. Moreover, they can help explain building codes to you, so you know whether it is safe and within the law to add structures, buildings, or attachments on your property. This makes it crucial to be keen on the professional you select. Here are a few things to look for when hiring a land surveyor -

✅ Professionalism -
A surveyor knows that any error while doing their job may land their client in legal trouble, personal harm, or life-threatening danger. It could mean observing how your surveyor approaches their work and deals with situations to gauge their professionalism.

✅Excellent customer support - They should be available and supportive.

✅High level of integrity - When dealing with property, you have to be very open and honest with your surveyor and vice versa. Always pick a trustworthy surveyor.

✅Excellent communication - They should explain technical terms and situations to you like a two-year-old. You are likely to get lost along the way and later find yourself in trouble.

A professional surveyor knows the importance of these qualities to stay in business and make it in a competitive industry.

The idea of buying land is both exciting and stressful. There are several things that you need to adhere to. Some of this includes the land regulations set by the country you live in. You might wonder how to go about it. This is where a land surveyor comes in handy, and you need to hire one.

A land surveyor handles all matters of land that are beyond your capacity. This includes -

✖️Laying out your land’s boundaries on a plan
✖️Revealing rights of way, easements, and neglected roads
✖️Highlighting existing improvements
✖️Identifying water bodies
✖️Subdividing land
✖️Identifying Underground Energy, Sewer, and Cable Lines

1. Identifying Property Boundary Lines
Land boundaries and corners are tricky, especially on an undeveloped piece of land. Chances are you might encroach your neighbours land in the absence of a land survey plan.

When you hire a land surveyor, they determine all the boundary lines and corners of your land. Furthermore, the professional surveys show if you are operating under the right/wrong boundaries. They save you time, money, and the risk of being on the wrong side of the law.

2. Highlighting Existing Improvements
Suppose you bought your piece of land ten years ago and now you want to sell it. By now, the neighboring community will have developed by a high percentage. You might also have added some buildings and structures on your land.
A surveyor will help you identify and print an updated Real Property Report and title deeds. The surveyor will also check if the developments are as per the law.

3. Help In The Identification Of Water Bodies
Some landowners boast of land near ponds, rivers, creeks, lakes, and even streams. If this is your case, you might not know exactly if the water bodies lie on your piece of land.

Your land can also have some underground waters or wetlands that you might not know of. But when you hire a surveyor, he identifies all underground water bodies. Again, he will also determine if the waters belong to you.

Surveyors have been long regarded as unsung heroes who shape the landscape and communities in quiet, conservative tones. However, we do a lot more besides just setting property boundaries or appraising buildings. Today, we are among the innovators, environmental stewards, and urban leaders.

What Does a Surveyor Really Do?
While the general image of surveyors evokes land measurements, our discipline is far-reaching. We are not just technical persons but problem solvers, negotiators, and advisors who bridge the gap between imagination and implementation.

Essentially, surveyors measure the land and structures on it, providing vital information to the processes of planning, development, and legal matters. However, our work is increasingly becoming collaborative with architects, engineers, and environmentalists in order to solve big issues like climate change, urban congestion, and infrastructure resilience.

Surveying actually originated in ancient Egypt, where it was an essential activity in defining farmland along the Nile. Over time, the rudimentary tools of chains and compasses gave way to precise instruments like the theodolite and total station. Today, surveyors rely on GPS, drones, and 3D modeling, ensuring unparalleled accuracy in measurements.

Digital tools have revolutionised the work of surveyors. Geographic Information Systems-allowing the overlay of data sets to enhance decision making and AI-assisted pattern identification to help optimize land use planning. These, among other innovations, are why surveyors are now in a position to undertake even highly complicated and large-scale projects with so much ease.

We might be involved in urban development, renewable energy, disaster management or heritage preservation.
