We were called for a pre-pour inspection following the mechanical cleaning of the existing reinforcement and were told that they were "ready for concrete". When we got on site, we could tell that the existing reinforcement had significant cross section loss and that supplemental reinforcement was needed. Just because the steel is clean, doesn't mean that the repair is complete. Following the plans and specifications is critical for long term performance of the repairs.

When you go to sound a small spall and water leaks from behind the unsound concrete, you know that you are in for trouble. When that water happens to be chlorinated and coming from the pool above, it makes the situation even worse. Widespread deterioration of the reinforcement in this pool shell was observed as a result of cracks and leaks in the shell.

This wood wall was already being repaired by the time we were called to take a look. The difficult thing about framed walls is that there is often no indication how far the deterioration spreads until the repairs begin resulting in many different conditions that have to be resolved in the field. In this case the deteriorated members were replaced with new members of similar size. The strapping for continuity of the load path from floor to floor did not comply with the original construction plans and is insufficient. It was recommended that additional straps and ties be added for code compliance prior to the replacement of the sheathing.

Repairs should be thought through, maintain or restore the structural integrity of the building, and maintain the structural load path. This previous repair checked all of those boxes. Unfortunately, other factors like serviceability, maintenance, and/or long term performance were not taken into consideration and the repair is now failing. When designing repairs, future considerations may be just as important in the design process as the current condition.

We often use a scratch awl as a quick and easy way to check for deterioration of wood posts. For this project on Captiva, we removed the top couple of inches of sand at the base of the posts to expose the most likely area of deterioration. The results were dramatic to say the least, as we nearly lost the awl because of the nearly 100% loss in cross section.

Visually, the post seems to be in fair condition above grade. The deterioration was not discovered until the most susceptible areas were uncovered and investigated. Yet another reason why visual inspections can be a good starting point but should be followed up with further investigation.

This wall on Bonita Beach isn't just a seawall, it is peace of mind. The purpose of this wall and the rip-rap that was eventually installed in front of it, is to mitigate wave damage for future hurricanes. The wall was designed to withstand the wave forces from a 100-year storm event. While the wall will not entirely stop the property from flooding, it will dissipate the wave force which will prevent a significant amount of damage on the first floor of the property.

For this project, Crevalle served as the structural design engineer and performed the construction administration during the wall's installation.

One of the most challenging things about evaluating and repairing an existing structure is the unknown conditions that will undoubtedly be encountered. For the evaluation of the roof deck at this school built in the 1950's the drop ceiling was removed only to find that there was a second drop ceiling (and insulation) in the way of observing the underside of the deck. When we finally could determine the construction type, it ended up being a system that has been obsolete for over 40 years. Never a dull day!

A previous repair that should be hung in the "insufficient repair Hall of Fame". At this project in Marco Island, an area of unsound topping was found beneath the existing coating. Upon removal of the coating this repair area (and it's non-compliant repair shape) was discovered. The unsound repair mortar was removed only to find that it consisted of gypsum and landscape rocks. How do we know that the rocks are landscape rocks? Because they match the rocks in the planter beds on property!!! We give this repair an 8/10 for creativity but a 1/10 for ex*****on. The previous repair has been removed and appropriate repairs are now being made in accordance with ICRI specifications.

A crawlspace on the beach. What could go wrong? In this case, quite a few things. For this building, the crawlspace is almost constantly damp. Surge events from recent hurricanes have also inundated the crawlspace with salt water, saturating all of the structural elements. This had led to significant deterioration of structural support members.

The biggest problem though is that nobody ever really goes in the crawlspace to inventory the structural deficiencies and they remain unnoticed and unfixed for years. Proper inspection and repair of ALL building elements, not just those visible from the outside, are necessary for long term performance.

Stalactites, like would be found in a cave, are mineral deposits, primarily composed of calcium carbonate. There are formed over the course of thousands of years, often in limestone caves, as mineral rich water drips and evaporates leaving the minerals behind. In our world, efflorescence is nearly the same thing but with concrete. Efflorescent staining or buildup indicate persistent leaks through structures which can lead to long-term structural deterioration. This "stalactite" was observed on the underside of a pool shell with an active leak. How long until it breaks the 8 meter world record?

Why is it important to stop water from getting to the framing? The answer may seem obvious, but we see conditions like this all too often. At the top surface of the balcony was a gap between the concrete topping and the wood column allowing a substantial leak for years. The water has caused extensive deterioration of the decking, beams, and columns resulting in significant structural repairs being required.

Yes, waterproofing can be expensive. Yes, it can be intrusive to remove screen enclosures to install it properly. But deterioration like this is all too common and is significantly more expensive to repair than the waterproofing would have been. Preventative maintenance now prevents future repairs later.
