We are on top of a 80’ tall Bluff called out in the GLO Notes from the 1800’s looking for a 2 foot “Cross” that was cut into the rock.
Could you imagine surveying with a transit and chain up and down these canyons?

A boundary dispute is not resolved by deciding which landowner's fence, building, or personal claim appears more convincing.

The surveyor's task is to investigate the available boundary evidence, reconstruct the relevant survey framework, measure the ground, and clearly identify where the evidence agrees or conflicts.

The investigation begins with the records for both parcels.

The surveyor obtains the relevant survey plans, title or deed descriptions, cadastral records, previous survey information, coordinates, bearings, distances, and details of any monuments shown at the disputed boundary.

Both parcels need to be examined.

The surveyor should not investigate one property in isolation when the disputed area involves two adjoining claims.

The next stage is field reconnaissance.

The surveyor searches for boundary beacons, concrete monuments, iron pins, pegs, fences, walls, occupation lines, buildings, roads, and other physical evidence that may provide information about the original or existing boundary.

Recovered survey monuments are particularly important because their positions can be measured and related to the documented survey framework.

Lee finally had the chance to work with our daughter, Mak Goss, on a boundary survey this morning.

The last few years she’s been working toward her goal of being an electrician. She has just passed her Journeyman Electrician exam!!

Ironically, she is now the lead surveyor doing site layout and as-built surveying on a massive construction site.

We occasionally find cotton spindles set as section corners or property corners, it was fairly common to use them up until 50 or so years ago.

We were not expecting to find one that had been set as a corner as recently as 2020.

We were also not expecting to find, and have to cross, a very large mound of bones.

The four pictures attached show 4 corners of a property we recently surveyed.

Three of the property corners had at least 2 monuments set for each of those corners. One had 3 monuments set for that property corner.

While researching we found that the 1/4 section corner, where the deed commenced, had 3 different monuments set at 3 different locations over the decades for the 1/4 section corner.

We had to perform a lot of research and field investigation of the subject property and nearby properties to prove what property lines have been monumented in agreement with the one we were surveying.

Many clients never see this additional work, that is required in order to solve their property lines.
