Here in Florida, there's more to a new roof than choosing the shingles and scheduling an installation. The permitting process is an important part of making sure the work meets applicable building codes.

As the seasons change, it’s a good time to check in on something we don’t always think about: our roofs.
Wind and rain can sometimes reveal existing roofing issues, especially on roofs with aging or damaged shingles.

Here are a few things homeowners can do:

Not all roof damage announces itself.
You might look at your roof after a stretch of heavy rain and think, “It looks fine to me.” And from the ground, it might.
Missing shingles can be more obvious but some of the problems that matter most aren't easy to see from the street. Water can find its way into vulnerable areas, flashing can deteriorate, and roof decking can be damaged long before there's an obvious sign inside your home.
That doesn't mean you should assume your roof has a problem. It means you shouldn't have to guess.

We rolled up on a mid-century modern for a roof inspection, and this house was so cute. It was rehabbed and painted in some crisp colors. Our customer had a new roof that came with the house but kept finding lizards in the house and worried about a gap that they saw in the wood under the edge of their roof. The roof itself was in goof shape but it looked like some time had passed since the soffits had gotten any real attention. Peeling paint, gaps, and exposed fasteners may seem like small cosmetic issues, but your soffits play an important role in how the roof system breathes.

Ever wonder what a roof looks like before the finished roofing material goes on?
We took these photos during the dry-in stage of a custom home we’re roofing, and it’s a great look at what happens before the final roof goes on.
You can see the block construction on the first floor, wood framing on the second floor, the roof deck in place, and the underlayment working to protect the home as construction continues. We even caught water droplets on the underlayment and around some of the window openings after rain. This is one of those stages of construction most homeowners never get to see, yet it plays an important role in getting the home weather-tight as the project moves forward.
New construction roofing is about more than just putting a roof on a house. Timing matters. Coordination with the other trades matters. Keeping the job site clean matters. Knowing exactly where the roofing crew fits into the builder's schedule matters.
We have a lot of experience working on new construction and custom homes throughout Central Florida, and we enjoy showing a little of what happens behind the scenes.

If this is your first Florida fall, welcome. There will be no dramatic explosion of colors. Many of our trees stay green.
The oak trees will save most of their leaves for a heavy and quick drop in spring while losing a few here and there throughout the next months. The palm trees will continue doing whatever they want. And the summer clothes will stay in rotation. For those of us who've been here for a while this is just practice fall.
Either way, it's a good time to look around the house after a long Florida summer of sun and rain. Pay special attention to your roof, gutters and trees. Debris can clog up gutters any time of the year and cause unwanted issues if left alone.

Florida gave us a little reminder of what rainy season usually looks like. We really needed it. For the past month or so it has been raining just about every day. Not overly dramatic storms every time just a lot of water again and again.
That kind of stretch can put your roof, gutters and drainage system to work.
Once the rain finally lets up, it's a good time to take a look around your property and have your roof inspected, especially if it's been a while since anyone has been up there.
Repeated rainfall can reveal problems: small leaks, worn sealants, damaged flashing, lifted or damaged roofing materials, clogged gutters and areas where water isn't draining the way it should.
And with all the mature trees around Central Florida homes, there's another thing to watch for: leaves, branches and debris collecting where they shouldn't. You don't need a major storm or an obvious leak to justify a roof inspection. Sometimes it's simply smart maintenance after a long stretch of wet weather.
The rain has done its job. Now it's time to see how your roof handled it.

Sometimes a roof inspection comes with a few unexpected visitors. This roof was in pretty good condition for its age. It had one previous patch from a hurricane after a tree limb went right through the roof and into the attic. Fortunately, the damaged area was easily accessible and the repair held up well over the years. The roof had served this home well. It was simply getting tired from the years of service.
When it came time for a new roof this homeowner wanted to make a change and upgrade to standing seam metal. While we were there we spotted a beautiful standing seam roof across the street that gave the homeowner a great idea of what the finished look could be.
Based on the previous roof damage and the age of the existing roof we recommended a full roof replacement rather than a roof-over. The homeowner had recently painted the house so we selected a silver metal finish that would work nicely with the screened patio areas and complement the existing shed.
We will also be installing custom 6” gutters to help move all the water away from the house and handle the leaves and debris that comes with all those mature oak trees. Speaking of those trees… While we were working we saw quite a collection of wildlife. Sandhill cranes, turkeys, owls, woodpeckers and even a bear. It was practically a bird sanctuary with a few surprises mixed in. Thankfully all the wildlife stayed outside where they belong.
Homes that are surrounded by mature trees can be beautiful, but it also means more leaves, branches, moisture and debris around the roof and gutters. Keeping those areas maintained can go a long way toward protecting the roof and preventing problems.
Stay tuned for the after photos. This new standing seam metal roof is going to tie this property together beautifully while giving the homeowners a durable new roof, better water management and peace of mind for years to come.

We know… if you follow us you’ve heard this a lot. Trees and roofs don’t mix.
We pulled up on an inspection and found trees growing close to the house. Any time that a tree is touching your roof is an issue, but some are more serious than others. This goes beyond leaves rubbing the granules off your shingles.
The tree sitting on this roof is a Laurel Oak, also known as a water oak. They grow fast a have a relatively short lifespan. They often develop internal rot and can be completely hollow by the time they are 40 or 50 years old yet look fine. Laurel oaks are significantly more prone to wind damage than live oaks. University of Florida hurricane studies rank the laurel oak near the bottom as highly failure-prone during tropical storms so it’s important to know what trees are growing near your home.
Immediate Risks:
• Trapped Moisture: The thick canopy completely blocks sunlight from reaching that section of the roof. This traps humidity, accelerates shingle rot, and encourages algae or moss growth.
• Mechanical Damage: Constant daily shifting from minor wind causes those branches to act like sandpaper, wearing away the protective asphalt granules on your shingles.
• Storm Hazard: A sudden downdraft or summer storm could easily push those heavy limbs downward, cracking the roof decking above your garage or pulling down the gutters.
