What Trees Are Growing in Your Yard?
We love our Florida trees. They give us shade, keep our yards beautiful and are a big part of what makes a home feel established. They can also be hard on a roof.
Leaves, acorns, seeds and pine needles can collect in valleys and around roof penetrations, holding moisture against the shingles. Branches can rub against the roof and wear away the protective granules. Larger limbs can fall during storms and damage shingles, decking and other parts of the roofing system. Debris can clog the drains on flat roofs.
Here in central Florida, where the roof is already dealing with intense sun, heat, humidity, heavy rain and storms, the trees around your home can have a real effect on how long that roof lasts.
A few simple maintenance habits can help:
• Keep branches trimmed back from the roof.
• Remove leaves, pine needles and other debris before they build up.
• Watch areas where trees hang directly over the roof.
• Take a quick look at the roof after major storms.
• Have damaged or worn shingles checked before a small problem becomes a leak.
Your trees don't have to go. Your roof just needs a little room to do its job and keep you safe.

Throwback Thursday!
Shingle roofs have been protecting Central Florida homes for generations. In our area a typical shingle roof has a practical lifespan of roughly 12–25 years but many roofs need replacement well before reaching that upper end. Proper installation and regular maintenance have a great effect on extending the lifespan of shingles, but our weather is a big challenge. Constant heat along with intense UV exposure, heavy rain, humidity, tropical weather and storms are tough on roofing materials.

Did you know that a roof in full sun can be 50 to 70 degrees hotter than the air?
When we tear off an older shingle roof, we're not just replacing shingles. We're getting a chance to see how that roofing system held up over the years including the decking, underlayment, flashing and ventilation underneath. The shingles may be the part you see, but they're only one layer of protection on the roof.
That's one reason we believe a proper roof replacement starts with understanding what we find underneath.
Throwback Thursday: a little roofing history can tell you a lot about your home today.

Why is there moisture in my attic? It is a question we hear a lot.
One of our customers bought a lovely home and needed to get some help with a few roof issues before they got to work on the inside repairs. They had a few small leaks and found some bathroom exhaust fans that weren’t installed completely. Here is a little idea of what we found when we opened this roof. The bathroom exhaust was contributing to moisture in the attic. We corrected that situation and installed some additional vents. The quick repairs were done in one day and the new spots blended seamlessly with the rest of the roof. Our customer is breathing easy in a nice dry home as they start the other renovations.

How Do I Know It's Time to Replace My Shingle Roof? It's one of the most common questions we hear from homeowners in Central Florida.
Your roof usually gives you warning signs long before it fails. Knowing what to look for can help you avoid expensive interior damage and give you time to plan.

Here are a few signs it may be time for a roof replacement:
🏠 Your roof is 15 to 25 years old. Florida's intense sun, heavy rain, and hurricane seasons can shorten the lifespan of many roofing systems.
🏠 You keep repairing the same areas. Repairs can solve isolated damage. If leaks or missing shingles keep showing up, replacing the roof may save you money in the long run.
🏠 Shingles are cracking, missing or damaged. These are signs your roof is nearing the end of its life and becoming more vulnerable to wind and water damage.
🏠 You see granules in your gutters. Asphalt shingles shed granules as they age, reducing their ability to protect your home.
🏠 You have water stains or leaks inside. By the time water reaches your ceiling, the problem has often been developing for much longer.
You don't have to guess.

We will inspect your roof, explain exactly what we find, and let you know whether a roof repair or a roof replacement makes the most sense for your home. No pressure. Just honest recommendations backed by years of experience.
If you've been searching for roof replacement in Central Florida, roof repair near me, or wondering if your roof has storm damage, we're here to help.

It’s all about roof leaks this month. Rainy season is here. Our phones have been busy with calls asking for help with water leaking into living rooms, dripping from bathroom vents and rainfalls in the garage.

A Winter Garden homeowner called us after she noticed a problem at the worst time, on the way out the door to work. While the family slept, the ceiling grew a big knot of water by the front door that seemed to be dripping from the roof. When we got up on the roof we found some rusted flashing that was allowing the rain to come in. We were able to do a quick repair and replace some damaged materials. The repair blended seamlessly with the rest of the roof. The old shingles and the new shingles match and now they have a nice dry house. If it’s been a while since your last inspection or you are dealing with a leak call or DM for a free inspection.

Flat roofs need maintenance too.
One of the biggest misconceptions about flat roofs is that they're completely flat. They are designed with a slight slope that directs water to strategically placed drains.
Those drains are the key to protecting your roof. When leaves, dirt, or other debris clog a drain, water can begin to pond on the roof. Over time standing water can damage the roofing system and eventually find its way inside your home. At that point, you're often dealing with interior repairs in addition to the roof itself.
During a recent maintenance inspection on a beautiful lakeside retreat in Orlando, our team caught clogged drains before they caused a leak. A simple cleaning saved the homeowner from what could have turned into a much more expensive repair. A little maintenance today can prevent a major headache tomorrow.
If your home or commercial building has a flat roof, schedule a preventative inspection and keep your drainage system working the way it was designed.

Why Is Everyone Choosing Standing Seam Metal Roofs?
Drive through almost any neighborhood in Florida and you'll notice one thing over and over: standing seam metal roofs.
So what's the big deal?
✔️ Hidden fasteners mean fewer places for water to sneak in.
✔️ They handle Florida's intense sun better than many roofing materials.
✔️ They're designed to stand up to heavy rain and high winds.
✔️ Their clean, modern appearance boosts curb appeal.
✔️ They can last 40+ years with proper installation and maintenance.
Standing seam isn't the right choice for every home. The pitch and structure really count and installation requires experienced crews, and the upfront cost is a little higher than asphalt shingles. We have converted a lot of shingle roofs to metal. The curb appeal upgrade was often greater than expected.
The reason so many Florida homeowners are considering it comes down to one thing: long-term performance in a climate that is super tough on roofs.
Have you been thinking about a metal roof? What's the first question you would ask before making the switch? Drop it in the comments!

What you don't see matters.
The most important part of your roof is usually the part you'll never see. Your underlayment works tirelessly behind the scenes to help protect your home from moisture.
Like every part of your roofing system, it depends on the layers above it doing their job.
That is why annual roof inspections are so important. We check for worn shingles, loose flashing, storm damage, and other signs of wear that could eventually expose the underlayment and put your home at risk.
A roof inspection can help you avoid future repairs. A well-maintained roof is one of the best investments you can make in protecting your home.
Call to action:
✔️ Annual roof inspections
✔️ After major storms
✔️ Before buying or selling a home
✔️ Before hurricane season peaks
