Does your home insurance policy have one of these?
A homeowner shared this one with me recently. More and more home insurance companies are adding these to their policies.
What does it mean? If a claim is filed for roof damage (wind, hail, etc.), this chart shows how the payment for that claim can be reduced. For example, according to this chart, if a claim is filed for a typical asphalt shingle roof (on most single family homes in Georgia), at 15 years old, and that claim is approved, then the carrier might only owe *at the most* 50.1% of full cost to replace the roof.
That means the homeowner is responsible for the other 49.9%. Oh, and this doesn't include the deductible.
So, let's break this down:
$20,000 roof replacement
15 year old architectural shingle roof
$2,000 deductible
$20,000 x 50.1% = $10,020
$10,020 - $2,000 - $8,020
That's 40% of the roof replacement cost. If this happened to you, would you be expecting it?
Now, it's not all bad news. Customers who have this cute little chart in their policy might be getting a discount on their premiums. We all like discounts, right?
This post isn't about insurance companies being evil or unfair. At least this chart is clear and easy to understand. This post is a reminder. Check your home insurance policy. Don't ignore the big envelope that comes in the mail at renewal time. Ask your agent questions! Home insurance isn't cheap and we all deserve to know what we are paying for.
So, before a storm hits, and before the leak starts, check your policy for these "Roof Payment Schedule" type of endorsements and charts. We aren't attorneys or insurance agents, so this isn't legal advice. It's something to consider.
And, when the storm does hit, call a company like Arrow Roofing, that understands these little details, and knows that you might not have expected your policy to look like this. We can help you document your roof damages, empower you to get treated fairly, and install your beautiful new roof the right way!
