Our newest Journeyman plumber Andrew… now off to pipe fitting school… here’s to a long successful career….👏
In 76 years there’s been some improvements in heating equipment….
Saying goodbye to this 76 year old beauty… going to improve the energy efficiency and almost unlimited hot water situation… check in tomorrow! Remember running efficiency and energy efficiency are two different things. This boiler was running at 77% efficiency and the new will be around 86%ish. The old boiler was about 20 gallons of water and the new about 8 gallons. The flue passages of the old boiler you could stick your leg in it, on the new boiler you couldn’t fit a finger. 76 years makes a big difference …
Went from a direct vent 50 gallon water heater to a on demand Navien water heater with a 15 year heat exchanger warranty… condo complex. No leaking tanks and a ton of new storage room in the utility closet… # condolife
Replaced this poor little leaking boiler with a simple, clean 86% Efficiency oil fired boiler… customer wasn’t thrilled with having to replace it but was over the moon with the end product.
On a call for a noise around the boiler and indirect water heater. Run the indirect and have a little noise but not much, talking with the homeowner and he says they don’t have the hot water they used to🧐. So I run the heat side and it sounds like a waterfall or a babbling brook if that tickles your fancy. The system doesn’t have enough water pressure in it although the gauge reads 15 psi. Problem is the circulator in the tank is higher than the low water cutoff on the boiler(that’s the blue box on the boiler to the left and does what it’s name implies). Boiler runs fine but the hot water maker is staving for boiler water, hence the noise and lack of hot water. Purge the air out of the tank and heating loop and everyone is happy… like I’ve said before problems don’t always start where you think they do… look around, ask to be told the story of what’s happening, you’ll usually get your answer.
What do you want to see or learn about? We do just about everything plumbing and heating…
We do the service work for a New England Technical college ( the campuses, rental properties etc.). We solve their issues and there have been many but this one was different… the center piece of one campus is a amazing Koi pond. If anyone knows Koi they can be very expensive $500-1200 when they mature. The issue they were having was sick fish, the cause was that they would maintain and clean the pond which included draining and refilling with fresh water. Fresh water you would think would be amazing for the fish but… when the fish were used to 65-70* water and pond was refilled with 40-50* water the fish couldn’t handle it. Where we came in was to install a temperature mixing valve on the refill water so it was a constant 70*, bingo happy fish. Everyday is different. Now if only the kids would keep from using it as a wishing well🙄. Plumbing, heating, fish ponds, who knew?
Horrible boiler installation by a company that advertises across New England it can do a boiler in a day( so can we but ours are correct ). Boiler cleans from the top, they ran piping across where you would open it up🙄. They never set up the burner with a analyzer ( I know that because there is no test hole in the flue pipe ). The customer had the installer come out for a couple of issues and now he won’t return her phone calls. That’s why we’re here…

Well this will keep us busy for a week! Trying to make it happen during Spring Break! No break for us! Day #1 take out the old one.
Over 1 ton of cast iron coming out and going in. The new boiler was running at 86% efficiency when finished… not bad for a boiler that uses over 5 gallons of fuel per hour.
Oil heat isn’t dead…. Don’t blame the driver when you get a delivery as he doesn’t set the price and the company he works for is going to lose money with the price fluctuations going on. Natural gas is surging also and you only have one source for that…
Local delivery of new oil tanks.
Be sure to clear out any snow that may clog up a boiler, water heater or dryer vents that exits your house. Be safe stay warm.

Hey we made the Warwick Beacon! We did a service call at John's house! Got his heat up and running! We just found the editorial today! Click on the link or go to Warwick Beacon Online and search for pigtails! Read the article and you'll understand his headline. "Why pigtails are important".

You never know when you might learn something new. It took a snowstorm and a pigtail to make me appreciate the surprises of life, although at the time the situation was troubling. With all the hype over last Friday's quick moving storm with prospects of
One of the complications our technicians face!
Why do builders hide the water heater in the back of the closet?
To change out the water heater you need to remove the toilet and disconnect the supply and drain line for the stackable washing machine & dryer and move them out of the way. Then bring in the new water heater and connect the supply line. Then bring the stackable back in, hook it up and reset the toilet. That's time consuming!
Happy New Year!
Happy First day of Winter!
Did you get your gas or oil Boiler serviced?
Why you ask , well Old Man Winter is coming!!!

To all the realtor friends we got a story too. Customer called, the closing is today, buyer and agent doing final walk through now.
1st flr wall hung boiler leaking, panic sets in. Owner is out of state calls us, we cleaned it a month ago it worked fine. Try to get my tech there who should be going home because he's sick. He gets there, needs code to get in. Finally gets in, the condensate pump was plugged into an electrical plug powered by the 2nd floor. The 2nd flr tenant had moved out recently, and shut off gas & electric. Tech plugs it into working electrical outlet and he's out the door. Heading home now for some much needed rest and ______ ?? If you know Dave fill in the blank!
October is National Kitchen and Bath Month.
That's where we do some of our best work!
Installed gas pipe for new stove a few weeks ago. Couldn't lift old one over the floor they laid in front of the stove. We will have to return, another day. Husband muscled it out later that day.
Today was the return visit to install new stove but....
it wouldn't fit through the door to the kitchen!! Husband finally agreed to take the door casing off so we could get the new stove into the kitchen. Wife can cook on the stove tonight!
It's the door way that doesn't look so good.
So never say "It should be an easy job"!!
National Tune-Up Day on September 25th reminds homeowners to prepare for the winter heating season.
Heating and cooling specialists recommend that homeowners tune up their heating systems every year in advance of seasonal changes. These tune-ups ensure that the systems are operating as efficiently as possible.
A heating system tune-up includes:
Removal of dust and dirt in your vents.
Checking to make sure all your vents are not blocked or leaking.
Ensuring your fuel jets are working correctly.
Additionally, combustion gases should be analyzed and compared to the specifications of your furnace. The blower access door needs to be checked to assure a tight seal at the furnace. Other necessary inspections include checking fresh air intake grills for blockage and burners for proper ignition and flame. While inspecting the furnace, check the drainage system for blockage and leakage, too. Drains and traps also need to be tested. Plus, the blower wheel, motor, wiring and all filters should also be checked for corrosion and damage. Heating contractors follow an extensive checklist when completing your furnace tune-up.
A heating system tune-up saves energy and reduces heating costs.
Brand new commercial water heater. Took a week to coordinate and “ IT LEAKS”!!😡
