Real estate agents — if an inspection report comes back with electrical items that need to be addressed, I can help.

This recent Suffolk property had multiple electrical concerns identified during the home inspection. I reviewed the electrical portion of the report, went through each item on-site, completed the necessary repairs, tested the completed work, and provided detailed documentation for the transaction.

Work on this property included correcting subpanel and feeder issues, separating neutrals and grounds in the stable panel, moving the stable feeder onto its own dedicated breaker, verifying grounding electrode connections, protecting exposed exterior wiring with conduit, repairing conduit and fittings, replacing and adding GFCI receptacles, replacing damaged receptacles and exterior covers, treating corrosion on the stable panel, and replacing a failed thermostatically controlled attic fan.

Whether you’re representing the buyer or seller, my goal is to make the electrical side of inspection repairs as straightforward as possible and give you the documentation you need to keep the transaction moving.

Another pool light brought back to life.

The homeowner had already had another electrician out to troubleshoot the issue, but the light still wasn’t working. After some detailed troubleshooting, I was able to track down the problem, isolate the fault, and get the light operating properly again.

In this case, the pool light circuit was tied into a GFCI-protected switch that was causing nuisance trips. By rerouting the light to a dedicated feed from the proper power source, we were able to eliminate the issue and restore normal operation.

Sometimes electrical troubleshooting isn’t about replacing parts it’s about finding the actual problem.

This breaker was arcing every single time the dryer ran.

Once I opened the panel, the issue became obvious.

A failing breaker connection was creating heat and arcing at the bus bar. I removed the damaged breaker, corrected the issue, and converted the setup to two separate 30-amp double-pole breakers.

Arcing inside an electrical panel is not something to ignore. Left unaddressed, it can damage equipment, cause nuisance tripping, and create a serious safety hazard.

It’s a good reminder that electrical problems aren’t always visible until they become serious.

If something in your home doesn’t seem right electrically such as flickering lights, warm breakers, burning smells, or circuits that trip unexpectedly it’s worth having it checked before it turns into a bigger and more expensive repair.

Wrapped up this kitchen remodel lighting upgrade in Virginia Beach.

This project included:

• Installing 4 new LED puck lights
• Adding 2 new pendant lights above the bar area
• Running new wiring and installing new boxes/switching
• Removing the existing kitchen light and reworking the ceiling layout
• Replacing kitchen outlets, switches, and cover plates
• Installing a new microwave receptacle
• Installing a new 240V range receptacle
• Testing and final trim-out of all devices and fixtures

A lot of planning, layout, rough-in, and detail work went into this one, but the finished product completely changed the feel of the space.
