?Did you check the street width
The LA Hillside 20-Ft Trap
When buying a dream lot in the Hollywood Hills or Bel Air, everyone checks the canyon views and the slope of the land But there is a massive roadblock that has absolutely nothing to do with your actual lot—and it can halt your project before you even start designing: the width of the street outside

In our latest video, we expose one of the most surprising and strictly enforced requirements of the Baseline Hillside Ordinance (BHO) under LAMC §12.21 C.10

The 20-Foot Mandate: Under city regulations, the Los Angeles Department of Building and Safety (LADBS) and the Bureau of Engineering (BOE) will not issue a building or grading permit for a new home or major addition if the street along your lot frontage is less than 20 feet wide

The Continuous Paved Roadway (CPR) Test: It’s not just the street directly in front of your house. The city requires a minimum 20-foot-wide continuous paved roadway from your driveway apron all the way to the boundary of the Hillside Area If there is even one narrow bottleneck down the hill, your permit will be flagged

What are your options if the road is too narrow? You only have two paths

Widen the road on your own dime, which requires a highly coordinated Public Works B-Permit and financial guarantees

Apply for a Zoning Administrator Determination (ZAD) under LAMC 12.24.X.21 or 12.24.X.28 to seek relief from the street-widening requirements
