September gets all the attention because of monsoon storms. July and August because of the heat. But October is honestly one of our favorite months to work in the East Valley.

The temperatures are dropping. The monsoon is over. The skies are clear. It's dry enough to work safely and cool enough that materials and crews perform at their best.

If you have been putting off a repair or an inspection, this is the window. By the time the holidays hit, roofing schedules fill up faster than people expect.

Nothing urgent to share this week, just a reminder that the calm after monsoon season is a good time to handle anything you noticed over the summer.

Hope everyone in the East Valley is having a smooth start to fall.

We hear this one a lot. And we get it. If nothing is leaking and nothing looks obviously broken from the driveway, it's easy to assume everything is okay.

Here's the thing. Some of the most common storm damage is not visible from the ground.

Hail can crack the underside of a tile without breaking the surface. Wind can lift flashing just enough to break the seal without moving it visibly out of place. Granules can wash off a shingle field in a heavy rain event and you would never know unless you were on the roof.

None of these things cause a leak the day they happen. They cause a leak three months later when something else pushes water through the gap that was already there.

The East Valley had hail, dust storms, and flooding events in September. If your roof has not had eyes on it since then, that's the myth worth busting this week.

We're not saying your roof is damaged. We're saying a quick look is worth it. That's all.

Three things to know before any roofer gives you a quote:

1. A realistic price range for your home
2. What's actually wrong with your roof (with photos)
3. Whether it needs replacing at all, or just repair

I can help with #1 right now for free. #2 and #3 are what we do on every inspection.

Tip of the week for East Valley homeowners.

After the hail, dust storms, and wind we saw in September, the first thing worth checking on your roof is the flashing. Most people have never heard that word. Flashing is the metal trim that seals the edges around your chimney, vents, and skylights.

Wind lifts it. Hail dents it. When the sealant underneath cracks, water sneaks in slowly and quietly.

You can do a basic check from the ground with your phone camera. Just zoom in on those spots. If anything looks lifted, separated, or bent out of shape, it's worth calling a roofer now while the weather is dry and schedules are open.

Hope this helps. Share it with a neighbor if you think they'd find it useful.

Arizona tile roofs fool people. The tile can last 50 years, but the underlayment underneath usually gives out much sooner. If your home was built in the early 2000s, it's worth knowing where you stand.

Get a free ballpark on your roof, then decide what you want to do. No pressure.
