This was a cave-in to an existing clients back wall of their garage. There were decades of rock, brick, junk, etc, pushing on the wall and eventually partially caving it in. After removing all of the material and junk that piled up there, we had to remove another 2 feet of dirt and underneath we found a French drain. It is most likely orginal and besides a little patching and installing a surface drain to channel the water away from the garage, is in pretty good shape. We then cut off all of the rot from the bottom of the studs. Next, a treated bottom plate was installed and we stacked a couple more plates on top to meet the new shorter studs. We then tied it all together with OSB ply, wrapped it in plastic house wrap and finished it with exterior rated paneling. On each side we installed small retaining walls to keep dirt from washing into the newly rebuilt French drain. In addition, there was a little tuck-pointing on the existing retaining wall that's actually tied into the garage brick. We think there'll be decades of proper runoff now and a nice solid garage to protect the homeowners Audi and Subaru.
