Finding a stain on the ceiling can be intimidating for many home or business owners. After all, most ceiling stains are a sign of more widespread water damage. Unfortunately, it isn’t always easy to know what is causing the problem. At CMR Construction & Roofing, we provide professional roofing repair and roof installation services for property owners across the United States. If you’re concerned about the possibility of a roof leak, then read the following tips for determining what to do next or reach out to our Lee County Office at 239-910-8729 and ask Ryan for a free inspection/estimate.

Why Property Owners Should Never Ignore a Ceiling Stain
Discoloration of ceilings or walls is often a telltale sign of a water leak somewhere in the property. Ignoring this red flag will allow the leak to worsen, causing major property damage. If left alone for weeks, months or years, you can also encourage toxic mold growth and create electrical hazards and structural risks. Avoid these issues and keep your home or business safe by making repairs and maintenance a top priority.

Finding the Source of Your Leak
The hardest part about finding a ceiling stain is determining whether it was caused by a plumbing problem or a roof leak. Check for external signs of roof damage, such as missing or curled shingles. If you recently had a severe storm, or experienced unusually high winds, this can also be an indication that roof damage has occurred. Of course, the best way to know for sure is to hire a professional roofing company who can conduct a thorough inspection. If roof damage is found, then be sure to repair the issue as soon as possible to avoid further trouble. However, if the roofing expert says that your roof is in great condition, then you may need to invest in a plumbing inspection as well.

What Can Be Done About It?
If outdated or deteriorating roofing materials has caused water damage in your home or business, then be sure to take care of it right away. Isolated incidents can often be repaired quickly by a trained professional. However, if you have extensive damage, or if the need for roof repairs becomes a common occurrence, you might want to consider upgrading from asphalt shingles to a more durable material. Metal, slate and ceramic tiles are just a few examples of the options available in todays market. A roof replacement can provide increased home value, improved curb appeal, monthly utility savings and fewer repairs. While shingles are vulnerable to harsh environmental conditions, stronger roof materials can last up to four times longer, making it well worth the investment.

Pool Cage/Lanai warning for the season!

If you've ever taken a look at the large towers that we use for radio communication you can see that they have tightly strung cables running from the top down to the bottom. Due to the extreme height of the structures those are designed to help keep it stable during high winds. Now, imagine your pool cage or your Lanai- at best is only 12 to 20 ft tall. These structures also carry the same high tension cables that run from the corners and edges to the ground where they are bolted and concreted. Around this time of the year it's good to have this checked because if they come loose like they did at this customer's house you could be in for a world of trouble if not a dangerous situation. When you take a lightweight structure and you hit it with a wind of that force and nothing to reinforce it the whole thing Weebles, wobbles, flexes, bows, and bends. Pulls away from your home causing structural denigration and leaving an opening for water
We are offering free safety inspections right now thru September.

We are also offering a program for Veteran's and First responders that saves 80% of out of pocket cost through September on repair or replace of Pool Cage/Lanai/Roof. Local program only, out of 10 spots we have 8 left.

Out of sight, out of mind. Considering the roof is the roof, the highest most part, the covering, out of direct line of sight, AND not typically an area enjoyed for a strolling about- how could you know?
These very typical cracks in the vast majority of local roofs are allowing for water entry and need to be addressed. If you do indeed have some cracks you should have it checked and find out your options asap. If you have any water damage on the interior, it's still not to late but definetly crunch time. Once water enters, mold begins to breed and causes a whole host of other issues.
I am a specialist with over 20 years in industry. Right now we are offering free qualified inspections with complete report, then you know!
Also, due to recent events I'm offering a special program through September.

04/06/2020

A stranger in my neighborhood came to the house as I was talking with a neighbor, he pointed out the shingles laying on the road and where they had come off the roof. He also said he was pretty sure, based on that - I would have significant damage from a storm we had a week earlier.
I couldn't see the damage, but was concerned. He then tells me he can probably get my $42,000 roof replaced for either very little or nothing. I was sure this was a SCAM.
He said listen I've got an inspector coming tomorrow to do a neighbors house whom I knew, and it would take all of 15 minutes to check mine as well. I would know if I had further damage, it would cost me nothing for the inspection.
WELCOME, being in construction for 20 years I was wildly curious, set up the inspection, did tons of research, made tons of calls, and actually found "NOTHING DEROGATORY". Unbelievable, could I be wrong? Was my scam alert broken?
A couple days later a gentleman shows up, climbs on the roof, takes some pictures, shakes my hand and leaves.
THE DAMAGE HAD BEEN FOUND!!!
When I opened the email from the inspector, I WAS REALLY IMPRESSED, HIS WORK WAS METICULOUS! He had done a thorough job, found not only storm damage, he found a tree had broken the ridge on the roof (this had not been disclosed at purchase), he found a portion missing underlayment, he found the storm with winds of 85 MPH had lifted the shingles and exposed large areas to the weather which were gradually taking that water on like a sponge.
From here, the company handled the whole thing, they had a legal department, they had a large group of professionals to make sure we were taken care of.
MY INSURANCE DIDNT WANT TO PAY- after 30 years of faithful payments, I have a single claim- and these guys tried to balk. I COULDNT BELIEVEIT!! I did the math, I had paid to replace my roof numerous times- like 5. I was just asking them to take care of it 1x. At the end of the day, a single call from the legal team at the Roofing Company and yes, they took care of it.

I paid a $500 deductible to have a $42,000 roof replacement done, it increased the value of my house, stopped a spreading mold problem I didn't even know about, and remedied numerous structural safety issues. Im not going to go into further detail but really, who goes onto a 3rd story roof with a pitch like that for kicks and giggles?

Today, I live in Cape Coral. I sold my Contracting Company of 20 years called All American DAP, you can look it up still. I now proudly work as that same inspector for THE LARGEST ROOFING COMPANY IN THE STATE OF FL.
We specialize in helping families that have issues with there homes from storms, or just need a new roof or pool cage/lanais. Listen, let me help you- I lived in MD. We didn't have Storms like IRMA there. You did, she got you good and you don't even know it! Also while my roof would have cost $42k, your tile roof cost is upwards into $100k if not more- do you want to pay that?
I promise you its worth the 15 minutes it takes to do a FREE inspection. Right now this is urgent, you have until September- then it becomes your problem. Get it looked at now, while you have time.
