An addition and remodel in Ellicott City, from the old house to the finished kitchen. We took the house down to its foundation and built it back from there. The two loft shots of the living room show the same view at drywall and finished.

Plan on $90,000 to $150,000 for a finished lower level with a full bathroom in Central Maryland. Larger spaces, higher-priced finishes, or plumbing and moisture repairs can cost more.

A full bathroom adds plumbing, fixtures, waterproofing and tile work. A new drain below the floor may require cutting the concrete slab and trenching, which can add time.

Low ducts and beams also affect the plan. We plan around them before framing, and where practical we move ducts to limit boxed-in sections of ceiling. Size, finishes, moisture and existing plumbing also affect the price.

Three tiers: open finish, finish with a bath, finish with a bedroom and a bath.

The home theater in a basement we rebuilt in Monkton. We framed the risers in June and finished the room with carpet and sconces in October.

Why basement renovations go over budget. Three common reasons.

No design plan: design decisions made during construction can add cost. We plan the layout, the structure, and your finishes before demolition, so you see the basement before it is built. A change on paper can save rebuilt work later; a change after framing can add work and time. Hidden surprises: some problems stay hidden until the walls open. On the first visit we check for visible wall movement, moisture, and uneven floors, and other conditions can show up during demolition. When something turns up, we stop, show you, and price it before the work goes on. The little details: the flooring transition, the vent cover, the door lever. We put them in the budget before construction starts, so they do not show up at the end as change orders.

Five things people forget to plan for. Each one is easiest to get when it is drawn before the walls go up.

1. A scullery. A second sink and dishwasher behind the kitchen, so the dishes stay out of sight when people come over.
2. One long island. Everyone ends up standing there anyway, so plan the seats and the room to walk around it.
3. A curbless shower. The subfloor drops so the tile can slope to the drain with no step. That gets decided at framing. After the tile is in, it is a tear-out.
4. Two closets, one for each of you. They take floor area, so they go on the plan early.
5. A quiet study. Built-in shelves and a door that closes.

Which one would you add?

This whole-home remodel in Kensington took about eight months from interior demolition to the final walkthrough, and it finished within 2 percent of the signed price, owner-requested changes excluded.

The owners started with our design agreement in November 2024 and approved the construction proposal in January 2025. The stairs and walls moved to a new floor plan, and the remodel covered the kitchen, baths, floors, windows, roofing, siding and mechanical systems. One team designed it, priced it and built it.
