All of these photos are from one house. A look at the shingles alone would not have told the whole story.
Prolonged roof leaks had damaged the decking beneath the shingles and reached the rooms below. The result was devastating: the entire roof deck and several trusses needed replacement. Inside, water damaged drywall and paint, and mold was found in the children’s bedrooms and bathrooms.
The homeowners had received incomplete roof assessments. Some contractors never entered the attic; others provided an estimate without coming to the home. The damage beneath the roof deserved a closer look.
A comprehensive roof inspection should include the attic when it’s safely accessible. From there, an inspector can assess the underside of the decking for water stains, deterioration, and signs of leaks that may not be apparent from outside. Missing shingles are one sign of trouble—but shingles can still be in place while water is getting into the home.
Mold in living spaces, especially bedrooms, needs prompt attention. Exposure can cause allergic symptoms and may trigger asthma symptoms in people who are sensitive to it.
At Home Brigade, we believe homeowners deserve an honest assessment of the whole problem, even when the findings are difficult. We’ll show you what we find and recommend the work needed to protect your home and family.
If you’ve noticed a stain, a drip, or signs of a leak after a storm, don’t wait for the damage to spread. Ask for a roof inspection that includes the attic.
