Every project tells a story — and The TenLo is helping write the next chapter for downtown St. Louis.

What was once the historic Farm & Home Savings and Loan Association Building is steadily being transformed into a vibrant mixed-use community featuring 60 apartments and 8,400 square feet of retail space.

At Blackline, we believe historic preservation and community development go hand in hand. By restoring this 1905 landmark, we're creating new housing, supporting downtown growth, and preserving a piece of St. Louis history for future generations.

Construction is officially underway on the new Northside Intergenerational Community Center!

Blackline is proud to serve as the general contractor on this exciting project, helping bring a new home to the Northside Youth And Senior Service Center, Inc. — a nonprofit that has been serving youth, seniors, and families in North St. Louis for more than 50 years.

The new center will provide expanded space for youth programs, senior services, community gatherings, and intergenerational connections, creating a lasting investment in The Ville neighborhood.

We're honored to be part of a project that is helping build a stronger future for North St. Louis.

We’re excited to welcome two outstanding additions to the Blackline team: Rob Levins joins as Senior Project Manager, bringing nearly three decades of experience leading complex construction projects across commercial, multi-family, and public sectors, along with deep expertise in both estimating and project ex*****on, and Michael McCoy joins as Senior Project Superintendent, a hands-on field leader with extensive experience in commercial, residential, and specialty construction who is known for delivering projects on time, on budget, and to a high standard of quality.

We’re proud to share that The Koken on Ohio received a 2026 Most Enhanced Award from Landmarks Association of Saint Louis.

What was once the historic Koken Barbers’ Supply Company building has been transformed into a new residential community featuring 65 apartments and 14 artist studios — bringing new energy, housing, and creativity to Fox Park.

As developer, architect, and general contractor, this project represents something we care deeply about: preserving historic buildings while creating spaces that continue serving communities for generations to come.

From St. Louis to Northwest Arkansas, it’s been exciting to support their growth as they bring their unique, small-batch (and boozy) flavors to new communities.

This project is a great example of how thoughtful design and construction can help translate a strong brand experience into a new market — while staying true to what makes it special.

Located at 10th and Locust, this transformation of the historic 1001 Locust building is moving forward as we bring new life to a 1905 landmark in downtown St. Louis.

As developer, architect, and general contractor, Blackline is leading the conversion into 60 thoughtfully designed apartments and 8,400 SF of ground-floor retail — creating a space that blends historic character with modern living.

"Blackline aims to build housing that provides high quality, amenity-rich properties at a price point that caters to those who don't qualify for affordable housing but don't have the budget for luxury apartment complexes," said Michael Schwartz, co-founder of Blackline.
