There’s a housing need between affordable and luxury. The TenLo was designed to help fill it.

When Blackline began planning the redevelopment of 1001 Locust, we saw an opportunity to create something downtown St. Louis needs: high-quality, amenity-rich housing at a more attainable price point.

The result is The TenLo — a $15.5 million transformation of the historic Farm and Home Savings and Loan Association Building into 60 studio, one-bedroom and two-bedroom apartments, along with ground-floor commercial space.

As Blackline co-founder Michael Schwartz shared with the St. Louis Business Journal, the goal is to serve people who may not qualify for affordable housing but don't have the budget for many luxury apartment communities.

It's a philosophy that goes beyond The TenLo. Thoughtful real estate development starts with understanding what a market needs — then finding ways to create places that respond to that need.

At 10th + Locust, that means preserving a historic St. Louis building, bringing new residents downtown and creating another high-quality housing option in the heart of the city.

Bringing a longtime community landmark back to life.

After sitting vacant for decades, the George Washington Carver House in North St. Louis is beginning its next chapter.

Blackline is proud to be part of the team working to restore this historic community center, where a $600,000 renovation will help reactivate the building and create space for neighborhood programming.

For us, this project represents what historic rehabilitation can accomplish at its best: preserving a place that matters while preparing it to once again serve the people and community around it.

There’s still work ahead, but we’re excited to see construction moving forward and proud to play a role in returning this important space to active use.

What was once the historic Farm & Home Savings and Loan Association Building is steadily being transformed into a vibrant mixed-use community featuring 60 apartments and 8,400 square feet of retail space.

Construction is officially underway on the new Northside Intergenerational Community Center!

Blackline is proud to serve as the general contractor on this exciting project, helping bring a new home to the Northside Youth And Senior Service Center, Inc. — a nonprofit that has been serving youth, seniors, and families in North St. Louis for more than 50 years.

The new center will provide expanded space for youth programs, senior services, community gatherings, and intergenerational connections, creating a lasting investment in The Ville neighborhood.

We're honored to be part of a project that is helping build a stronger future for North St. Louis.

We’re excited to welcome two outstanding additions to the Blackline team: Rob Levins joins as Senior Project Manager, bringing nearly three decades of experience leading complex construction projects across commercial, multi-family, and public sectors, along with deep expertise in both estimating and project ex*****on, and Michael McCoy joins as Senior Project Superintendent, a hands-on field leader with extensive experience in commercial, residential, and specialty construction who is known for delivering projects on time, on budget, and to a high standard of quality.

We’re proud to share that The Koken on Ohio received a 2026 Most Enhanced Award from Landmarks Association of Saint Louis.

What was once the historic Koken Barbers’ Supply Company building has been transformed into a new residential community featuring 65 apartments and 14 artist studios — bringing new energy, housing, and creativity to Fox Park.

As developer, architect, and general contractor, this project represents something we care deeply about: preserving historic buildings while creating spaces that continue serving communities for generations to come.
