Universal Remodeling Solutions Tom Boehnke is originally from Pittsburgh, PA. While in high school, Tom began working with a construction/remodeling company and really loved the work.

Universal Remodeling Solutions offers, value based design and building services that will enhance the beauty of your home, as well as, improve your home’s function and durability. However, after high school he traveled to Denver Colorado to attend the University of Denver. During summer breaks Tom returned home and continued carpentry work. Tom graduated, at the top of his class, with a dual major

in Psychology and Sociology. He was then recruited by Wright State University in Applied Behavior Science, a research and statistical program, where he graduated with his Master’s degree. Tom spent the next 17 years working within the mental health field.

In this project we took the existing stairway and provided a more elegant look. This project involved many labor hours. Each rod iron rail was cut at both ends before installation. Stair treads, risers, handrails, and newel posts were primed and painted with three coats of paint.

The first project I want to share with you is Christine and Clay's Kitchen. This kitchen remodel was part of a total first floor remodel. Much of my company success is because of Christine and Clay allowed me to work in their home. This kitchen remodel goes back a number of years and they would later have me turn a walk-in closet to a full bathroom and remodel their master bathroom.

Back in February of this year Universal Remodeling Solutions completed our 10th year. As I recover from hip replacement surgery I find that I finally have time to share photos of the projects we have completed during those ten years. I hope you enjoy looking at the pictures as much as I have enjoyed working on those projects and getting to know some wonderful clients.

This project was supposed to be a simple Game Room remodel project. Remove existing paneling, take down ceiling tile and replace exterior door and windows.

However, completion of demolition revealed that the long exterior wall was leaning out 1 1/2" and the center roof line had fallen 7".

MER Engineers helped us develop a method to raise the roof line using hydraulic jacks. They also helped us pull the exterior wall in using chains and winches. We added 2"x10" ceiling joists to secure the entire structure. We reinsulated the exterior walls, installed a new door and replaced 3 windows. In addition, we added new recessed lights, applied 1/2" drywall and primed and painted the walls. Finally, we installed new carpeting.

This is a project where we remodeled a second floor loft into an Arts and Craft Room. This was at a "story-and-a-half" home in Kettering.

The "loft" on the second story was being used as a "multi-purpose" room; but the customer wanted it to be converted into a craft room with a sink.

To do this, I had to move floor vents and tear out walls to put in recessed cabinets. To add the sink, plumbing had to be extended to the second floor.

As you can see in the photos, I was able to add the cabinetry the customer needed. The top row of cabinets is actually one long cabinet, making it easier to store long rolls of paper and/or material. The double doors are actually just "door fronts!"

Finally, the customer also wanted a window seat with storage beneath it!

Mission accomplished!

Happy Birthday Universal Remodeling Solutions!!!!! Our company turns 4 years old today. We are so very grateful to all the clients who have put their homes and trust in us to complete projects both big and small. Recent accomplishments include joining the Springboro Chamber of Commerce and joining the Better Business Bureau. I also earned my Certified Aging In Place Certification.
2015 is looking real good and we hope that we can continue to provide high quality, value based, services to our existing clients, as well as, new clients we hope to meet.

I have been in the remodeling field for a long time and seen some very questionable work done by others. Yesterday beat anything I seen so far. We are looking at doing a whole house remodel. In the existing basement the electrical service panel is in the shower. That is so wrong in many ways. If we get the job we are definitely moving that panel.
