Gratitude Friday!!!! AND my afternoon chocolate came with the perfect reminder: “Find what makes you smile.”

Today, I’m especially grateful for my kids, my husband who rides this wild ride with me, and every customer who continues to offer insight, encouragement and positive energy for our business. We have been incredibly blessed and we’re smiling from ear to ear this Friday.

Being able to help people understand their roofs, explore alternatives and make the best decision for their homes or businesses brings me a sense of fulfillment that is hard to describe. I also love learning what motivates people, what matters to them and how we can serve them better.

Today, I’m grateful for the people, the lessons, the opportunities and of course, the chocolate. Now, let's go enjoy our chocolate!

Does my roof REALLY need to be replaced?!

Not every leak, missing shingle or roof problem means you need to spend thousands of dollars on a brand new roof. There are always options!

Such as a repair!

Here are a few things we look at before recommending repair vs. replacement:

🔨 Age and condition of the shingles
A newer roof with a few missing shingles? We can repair that!

💧 Where is the leak actually coming from?
A cracked pipe boot we can take a crack at it!

🌬️ Wind or hail damage
A few shingles damaged by wind would guide you towards a quick repair.

🏠 Flashing
What if I told you that a lot of times the shingles aren't the problem at all?! Chimneys, walls, vents and other penetrations can have failing flashing that allows water into the home. We can fix that!

🪵 What's happening underneath?
One small area of damaged decking can usually be repaired. However, if it is feeling really soft, let's take a deeper look.

Our job isn't to sell you a roof. It's to figure out what's actually wrong and give you your options. To always be able to weather the storm.

🦆"How much does a roof repair cost?” 🦆

We get this question all the time and unfortunately, it depends on what’s actually wrong.

Roof repairs are really difficult to accurately quote over the phone because the first step is figuring out where the problem is coming from and why it’s happening.

Sometimes it’s a vent pipe that just needs to be properly sealed and that might be a $200 repair.

Then there are times, we get on the roof and find damaged ridge caps, worn out pipe boots, failing step flashing, missing or damaged shingles or several issues that need to be addressed. Those repairs can range from hundreds to several thousand dollars.

Which is why we can not and will not play the guessing game.

You don’t want someone getting on your roof, trying something and then waiting for the next rain to see if it worked. If they guessed wrong, you could be dealing with even more water damage.

So, what we do is get on the roof, investigate the problem, figure out what’s causing it and then recommend the right repair.

Roof repairs aren’t one size fits all. The goal isn’t just to patch something it’s to solve the problem.🦆

Why does my basement smell musty every time it rains?

The problem may not be your basement at all! Surprisingly it could be your downspout….

Check out this picture, the downspout ends directly beside the foundation without an extension to carry the water away. Every time it rains, water from a section of the roof is dumped into one spot against the home.

Over time, that moisture can contribute to:
🦆 Water entering the basement
🦆 Damp walls and floors
🦆 Musty odors
🦆 Mold and mildew
🦆 Soil erosion and foundation movement

Your roof and gutters may be working correctly, but if the downspout releases water beside the foundation, the drainage system is not finishing the job. They all have to flow together 😉

Sometimes the fix is as simple as properly adding a downspout extension. Other times it may be an underground drain, improved grading, larger downspouts or an additional downspout.

If your basement smells musty or gets wet when it rains, don’t look only inside. Step outside and see where your downspouts are sending the water.

A small drainage issue could be creating a much bigger and more expensive problem.

Gratitude Friday! Oh how I love these posts!

It helps me end each week on a positive note of reflection.

Today, I’m so grateful for the people who are willing to work together, share what they know and help one another grow. Bouncing ideas off each other and being ok with not knowing every answer is a huge quality to have! Every conversation, lesson and new perspective expands our knowledge and strengthens our businesses.

I can’t wait to see where these relationships take us and all the incredible people we’ll meet along the way! Oh the places we will go!

What are some reasons my roof or windows are leaking?

The problem isn’t always the shingles or the window itself. A lot of times it comes down to the flashing.

Flashing is the metal installed around roof edges, walls, chimneys, windows, doors and other vulnerable areas. Its job is to direct water away from seams and back onto the roof or exterior surface.

Leaks can develop when flashing is:

🦆 Missing or installed incorrectly
🦆 Loose, bent or pulling away
🦆 Improperly overlapped
🦆 Cracked or deteriorated
🦆 Sealed with caulk as a temporary fix
🦆 Allowing water behind siding or around window openings

Water can travel behind walls and roofing materials before you actually notice it inside. Which unfortunately means the source of the leak may be several feet away from the stain.

Proper flashing is an integral part of a watertight roofing and exterior system. Before replacing a window or assuming you need a new roof make sure to have the entire area inspected to identify where the water is actually entering.
