12 days ago this was a demolition site.

Today it is a finished bathroom with new flooring throughout the house, a custom framed closet with a new door, and all inspections passed and cleared.

That is not luck. That is what happens when you bring the right size crew, run an organized system, and actually hold a timeline accountable.

Getting three bids and choosing the lowest one feels like smart shopping. But here is what that low number usually means.

Either the contractor does not understand their overhead well enough to stay in business — which means in a year when something needs warranty work they will not be around to answer for it — or they are planning to recover that margin through change orders once the contract is signed and work has started.

Neither scenario ends well for the homeowner.

On a lighter note Isaac gives an A tier to contractors who take their shoes off at the door. It does not mean they are the best at what they do. But it does mean they have the kind of emotional intelligence and respect for your space that makes the whole process easier.

When a contractor tells you skipping permits will save you time and money — they are not protecting you. They are protecting themselves.

Unpermitted work does not disappear. It shows up when you try to sell your home. It shows up when an insurance claim gets denied. It shows up when the city flags it during a future renovation. And at that point it becomes entirely your problem to fix.

Permitted work means a city inspector verified the job was done to code. That is not bureaucracy. That is protection.

No Google reviews is a B tier concern — if a contractor is newer ask for references and do your homework. But no permits is a non-negotiable F tier situation.

Here is a real problem from a real job site — and Isaac wants to know what you would do.

The tile is installed perfectly level. But the wall behind it bows in two different directions. From one side everything looks completely fine. From the other side the tile edge visibly sticks out past the wall surface.

This is one of those issues that does not show up until the tile is already on the wall. And how a contractor handles it is the difference between a professional result and a mickey mouse one.

Most homeowners assume they are protected when they hire a contractor. They are not always right.

If a worker gets injured on your property and your contractor does not carry workers comp or liability insurance you as the homeowner can be held legally responsible. It does not matter if the worker is undocumented. Under California law they still have the right to sue.

This is not a scare tactic. It is the reality of hiring someone without proper coverage.

On the other side a contractor who asks a lot of questions before giving you a quote is an S tier green flag. They are not being difficult. They are making sure the scope is clear so there are no surprises for either of you once work begins.

Always verify licensed, bonded and insured before any worker sets foot in your home.

Here is something most homeowners never think to ask their contractor.

Will the same crew be on my project every day?

A different crew showing up each day means nobody has full context of where things left off. Workmanship inconsistencies start to appear. Details get missed. And when something goes wrong nobody owns it because everyone was only there for a day.

The same crew every day means continuity, accountability, and a team that takes pride in seeing a project through from start to finish.

And showing up late? Isaac gives a one-time occurrence a B tier — life happens. But if it is already a pattern during the estimate phase that habit is not going away once the real work begins.

Most remodel disputes do not start at the beginning of a project. They start at the end.

A contractor who does not put change orders in writing is setting up a he said she said situation that almost always ends badly for the homeowner. The price changed. The scope changed. But nothing was documented. Now what?

On the other hand a contractor who onboards every subcontractor with a W9, license, and insurance on file is running a real operation. Every person working in your home has been vetted. Every sub is licensed, bonded, and insured. That is the kind of system that protects you when something unexpected happens.

A remodel without a written contract is not a remodel. It is a gamble.

No written contract means no accountability for timelines. No protection against surprise change orders. And nothing stopping a contractor from taking your deposit and disappearing.

On the flip side a contractor who sends written weekly updates is going above and beyond. That level of communication means there is real supervision behind the scenes — someone making sure you always know what is happening and what comes next.

And music on the job site? Isaac gives that a B tier. A crew that is comfortable enough to enjoy their work usually does better work.

This one could save you from a serious legal headache.
If your contractor only accepts cash you have no paper trail. And without a paper trail there is nothing stopping them from placing a lien on your home after the job is done — even if you already paid.

ACH transfers and checks exist for a reason. They protect you as much as they document the transaction.

Isaac also covers dust barriers — an S tier green flag that tells you a crew respects your home — and job site smoking, which is manageable but worth addressing early with a simple conversation.
