Galley kitchens sit at the center of the home. And that is exactly why the design has to be right.

Because they run through the middle of the house you want to keep them as light and as neutral as possible. Light cabinetry. Light countertop. That gives the space room to breathe and does not close in the sightlines from one side of the house to the other.

But neutral does not mean boring. This is where an accent tile does all the work. Something with a little character — in this case a muted bluish hue with a unique pattern — that adds personality without overwhelming the space.

Light. Neutral. A little bit of character. That is the formula for a galley kitchen that works beautifully.

Most homeowners have no idea what the first week of a bathroom remodel actually looks like. Here is the exact breakdown.

Day one — demo. Day two — plumbing. Day three — electrical. Day four — inspection. Which we just passed on this Poway project.

Now we are moving into framing. Shower framing. Niche framing. Grab bar reinforcements exactly where they need to go. After that waterproofing — hot mopping the floor which is the process of pouring tar to make the floor completely waterproof. Then a second inspection.

All of that in week one. And if it is done right by the end of that first week you should be ready to start tile.

The customer wanted a floating bench in their master bathroom. The main line and vents made the obvious installation impossible.

So we found another way.

A pony wall on one side gives the bench a solid connection point. Blocking on the other side — achieved by widening the bench slightly — creates a second anchor point where there was not one before. The bench connects to both. The float effect is preserved. The customer gets exactly what they wanted.

This is what separates a contractor who has been around long enough to have seen these problems before from one who has not. Experienced contractors come with solutions. Less experienced ones come back to you with problems.

Ever wonder why your contractor charges more to run recessed lights on a vaulted ceiling? This is the honest reason.

On a standard ceiling with attic access the electrician goes up through the attic and runs the line to the switch. Simple. Fast. No drywall touched.

On a vaulted ceiling there is no attic. The line has to run from light to light through the joists and there is already drywall in the way. That means opening up sections of drywall to get access, running the line through, and patching everything back up when the work is done.

It is not more expensive because the contractor wants to charge more. It is more expensive because it is genuinely more work.

A lot of homeowners have soffits in their kitchen and have no idea what to do with them. Here is exactly how we solve it.

On this project we have two situations happening at the same time. One soffit is covering a hood duct and getting wrapped in granite as a hood cover. Clean and intentional.

The other soffit has a different solution. The cabinet boxes go up to a certain point and then a fully custom door runs all the way to the ceiling closing off that space completely. When the door is shut you see one clean uninterrupted cabinet line from the counter all the way to the ceiling. When the door is open the storage is still accessible even though that upper portion is not the most usable space.

The soffit disappears. The kitchen looks finished. Problem solved.

If you ever need to order a door here is exactly what you need to give the manufacturer.

Three things. The rough frame size. The direction it opens — inwards or outwards. And which side the hinges sit on — left or right.

On this project the rough frame is 31.9 by 90 inches. The door opens inwards from the hallway and swings to the right which means the hinges sit on the right side.

If you are measuring an existing door rather than a rough frame just take the slab measurement and add about two inches for the framing. So if your existing door measures 32 inches the rough frame is approximately 34.

Always measure the frame when you can. But now you know what to do when you cannot.

This kitchen did not need to stay neutral to feel polished.

The blue cabinetry brings in personality, while the lighter finishes keep the overall design balanced and bright.

Part two of our Poway rough inspection prep — and this one covers two things that have to be right before the walls ever close.

First — blocking for grab bars. Grab bars do not always land on a stud. Without reinforced blocking installed at every planned grab bar location there is nothing solid for the hardware to anchor into later. This gets confirmed before rough inspection every single time.

Second — the vanity drain. We open the vanity and confirm the new drain actually works with the existing rough-in before anything gets covered. If it does not match it gets changed now. Not after tile. Not after the inspector has already been and gone.

Every one of these details gets checked methodically before rough inspection so the walls can close correctly and the customer never encounters a surprise at the end.

Before the city ever shows up for a rough inspection on our Poway project we do our own internal pre-inspection first.

Here is what our project managers check every single time.

Heating foam on all hot water lines for the shower — required by California code. Vacancy sensor on the light switch and humidity sensor on the fan switch — also code. Locations of every light and every fan confirmed with the customer on site so nothing is in the wrong place when the walls close.

And most importantly we never just use defaults. Valve height, shower head height, every placement is tailored specifically to the customer after demolition is done. That is what the post-demo walkthrough and checklist are for.

The goal is simple — no delays. First time pass every time.
