🏡 SAN ANTONIO, TX — JULY 2026 HOUSING MARKET RECAP

📍 San Antonio Area | July 2026

What happened in the San Antonio housing market last month? Buyers continued to have plenty of choices, while prices cooled somewhat from June.

💰 Median Sale Price: $315,000
📉 Down approximately 4.5% from June's $329,730

💵 Average Sale Price: $388,070
📉 Down approximately 3.3% from June's $401,319

🏠 Homes Sold: 3,328
📉 Down approximately 4.3% from June's 3,479 sales
📈 But sales were 5% higher than July 2025

⏱️ Average Days on Market: 81 days
➡️ That's 4 days longer than June's 77 days and 11% longer than a year ago.

📦 Housing Inventory: About 6 months
🤝 Homes sold for roughly 93% of their original asking price.

SABOR described the San Antonio market as balanced, and the numbers help explain why. Buyers have more time and selection than they did in a severely inventory-constrained market, while sellers are still seeing year-over-year sales activity hold up.

✨ What does this mean for buyers?
More inventory and longer selling times can create opportunities to negotiate on price, closing costs or other terms. The key is knowing what fits your budget before you start negotiating.
