🚨 “Can't you just sealcoat it?”

Not this one.
We have all seen alligator cracking before — and no legitimate contractor will tell you sealer is going to save it. That’s a base failure, not a surface problem. The support underneath is gone, and the asphalt is fracturing into segments because it’s got nothing left to hold it up.

Sealcoat this and here’s what actually happens:
🔻 Cracks show back up as soon as the sealer is dry
🔻 Water gets trapped instead of escaping — speeds up the failure
🔻 Homeowner pays money for nothing more than a cosmetic repair
🔻 Your name is on a job that fails fast

We told this customer the truth instead of taking the easy sale: this pavement is past the point sealcoating can help. It needs a real conversation about reconstruction — not a band-aid.

Contractors — how do you handle this conversation? Do you show them the cracking up close on-site, send marked-up photos, or just give it to them straight? Drop your approach below 👇

Alligator cracking = base failure. Sealcoating won’t fix it — and knowing the difference is what separates a real pro from someone chasing a quick check.

Your customer sees a crack. You see the whole story. 🛣️
Alligator cracking isn’t just “bad pavement” — it’s fatigue failure from repeated load, and it tells you the base is compromised, not just the surface. Rutting isn’t “wear and tear” — it’s compaction failure under traffic. Bleeding isn’t “shiny asphalt” — it’s excess binder rising to the surface in the heat.
The contractors who get called back aren’t just the ones who show up and fix it. They’re the ones who can stand next to a customer, point at the problem, and explain exactly what’s happening and why — before they ever mention price.
That’s the difference between looking like a vendor and looking like the expert.
This chart breaks down 12 of the most common distresses you’ll run into on the job. Save it. Screenshot it. Keep it in the truck for the next time a customer asks “is this bad?”
