The last few tasks are underway prepping the site work which will enable us to successfully advance out of the onsite engineering and right into the foundation system. We are blessed to have such a talented team Olenders Excavating Inc. Osborn rock walls Trevor Eveler to work with us through very technical and complex project site works. We’re letting the freshly poured site retaining walls cure this week prior to back filling while we model the final driveway contours. After this, there’s nothing stopping us but fear and air (we’re not scared😅) to get this beautifully LEV Designs home up out of the ground and from paper into dream home!

This Granite Bay backyard is getting a full reset. We’re tying a new covered patio into the back of the house, refinishing the pool with fresh plaster and new bond beam tile, and installing French drains around the property to address long-standing drainage issues. A lot is happening at once, but each piece works together to move water away from the foundation and help the yard drain the way it should.

This one lives differently once the leaves turn. The great room opens straight through to the kitchen and out to the water, so whether you're at the island or on the sectional, you're still part of the same conversation. We kept the ceiling line open and let the windows do the work — that fall color out back doesn't need any help from us. Mornings here start with coffee at the island and end with the fireplace going while the boats come in for the night.

There's a moment when you walk into this great room and the windows just take over. We stacked glass all the way up to the peak of the vaulted ceiling so the Sierra Foothills views come with you no matter where you're sitting, coffee table or dining table. The polished concrete floors keep it grounded and easy to live on, and that linear fireplace does the work on cool evenings once the sun drops behind the pines. This is the kind of room that pulls double duty as living space and view box, and it never feels like too much of either.

When the client says 'we host a lot of family' — you design a bunk room that actually delivers. Four built-in bunks with custom steel ladder frames, shiplap headboard walls with individual reading lights, polished concrete floors, and black-framed windows looking straight into the Sierra Foothill tree line. This room sleeps eight without feeling like a barracks. Thoughtful layout, clean materials, and enough breathing room that the kids will actually want to be here. That's the goal. -

Okay so! We made it through the unexpected management of a rock quarry and now comes the planned build phase! Let’s start with rockery and cast-in-place site retaining walls-then onto a very unique foundation system that will allow our very lucky clients to enjoy single level living by incorporating uphill front and side retaining walls allowing a slab on grade foundation which will flow easily into their beautiful backyard.
