Is a pre-list inspection worth it? Let the findings speak for themselves.

On this pre-listing inspection, we had a small find with potentially BIG savings 👀

We found loose electrical wiring outside. Rather than assuming it needed conduit, we checked the wire itself and confirmed it was UF cable, rated for direct burial without conduit.

The wire still needed to be properly installed, but knowing WHAT it was changed the repair.

Catching it before the home hit the market gave the seller the opportunity to correct it properly and potentially saved them thousands in unnecessary work or negotiations.

This is exactly why a qualified inspector matters.

This is why the electrical panel gets our attention 👀

During this inspection, we found a Zinsco electrical panel with visible scorching at a wire connection.

Zinsco panels are commonly flagged for further evaluation due to known concerns with how some breakers and internal components perform over time.

And regardless of the panel brand, scorching is something we take seriously.

The panel can look completely normal from the outside while telling a very different story once it’s opened.

What might be under your 1940s home? 👀

With part of the soil excavated, we got a rare look at the original WWII-era construction below ground.

You can see that post doesn’t stop at the soil line. It continues underground into a triangular-shaped footing, giving us a look at how homes were supported more than 80 years ago 👌🏻

Pretty cool piece of construction history you don’t get to see every day 🔦🏠

Al pastor. Carne asada. Fish tacos. Yeah… I had to do my due diligence.

But real talk- this spot is special. Family-owned, amazing people, and you can feel the pride the second you walk in.

We got to take care of the commercial inspection… and I got to leave full and happy. Even brought some home for the fam and they approved 🧡

Definitely worth giving them a try if you haven’t yet 🌮🔥my only regret is not pictures of the food.
