Wait for rates to drop, or buy now? It’s the question everyone is asking, but waiting might be more expensive than you think.
In Roseville and Rocklin, inventory is already tight. The moment rates take a noticeable dip, the floodgates open. You’ll be competing with dozens of other buyers for the same houses, which usually drives prices way up. This means the money you save on a monthly interest payment could be wiped out by a much higher purchase price.
Strategy matters more than timing the market perfectly. Buying now means less competition and more room to negotiate. You can always refinance later if rates drop, but you can’t "un-pay" a higher price driven by a bidding war.
