October is the busiest stretch of our year, and it's the same crew doing it the same way: show up, do the job right, back it with a 1-year parts-and-labor warranty. Family-owned since 2014.

Do you unplug the smart controller for winter — or leave it on? Depends on the box.

Rachio, Hunter, Rain Bird: schedules live in memory or the cloud, so powering down loses nothing. Wi-Fi models can stay plugged in on standby and pick up firmware updates all winter. The one non-negotiable: the controller can't be able to fire a zone in January. Standby mode or unplugged — pick one.

Outdoor-mounted box? Kill the power. Cold and condensation are hard on boards.

A blowout isn't "hook up air and hope." Here's what the $60 actually buys.

Water supply shut off. Backflow isolated. Compressor dialed to a pressure that clears lines without cooking seals. Then every zone purged one at a time — watching each run from water, to spray, to dry mist. Controller shut down for the season. Backflow drained and left open.

A rushed blowout skips zones. You find out which ones in April.

The most freeze-vulnerable part of your sprinkler system is the one sitting above ground.

The backflow preventer holds water year-round, takes the cold first, and splits when it freezes. Repairs run $200 to $650 — the single most expensive freeze casualty we see every spring.

A towel and a bucket over it isn't winterization. Draining it is. A proper blowout clears the backflow along with every zone.

Thinking of blowing out your own lines with the pancake compressor in the garage? Quick math first.

It's not about PSI — it's CFM. Volume of air. A small compressor pushes the water halfway down the zone and stalls. The line looks clear. The low spots aren't.

Clearing a residential zone takes a compressor most garages don't have. A day's rental runs close to what the pro visit costs. And cranking the pressure to compensate is how heads and seals get blown.

Water left in the lines freezes. Ice expands. Pipes split underground where you can't see them, and the backflow preventer cracks where you can. Pipe repairs run $150 to $400. Backflow repairs, $200 to $650. And homeowner's insurance usually calls freeze damage neglect — not covered.

A manual drain empties what gravity can reach. It leaves water in the low spots, inside the heads, and in the backflow preventer. Those are exactly the parts that crack when it freezes.

Michigan frost pushes deeper than most irrigation lines sit. Compressed air is the only thing that clears every zone all the way out.

You're going to book a fall blowout anyway. Worth knowing the other way to do it.

Our maintenance plan is $200 a year. That's three visits: spring start-up, a mid-season check, and the fall close-out. Plus 10% off any repairs, all year, and priority scheduling.

One price. The system gets looked at three times instead of zero. Small stuff gets caught while it's still small.
