On this property, wide stone steps carry you from the terrace down to the lawn, set to shed water away from the house. But aeration and overseeding are only part of the equation. The real difference comes from understanding the property: where soil is compacted, where turf is thinning, how drainage and shade are affecting growth, and which seed varieties will perform best in those conditions.

Landscape lighting should do more than make a property brighter. It should reveal the parts of the landscape that disappear after sunset without making the lighting itself the focus.

Here, uplighting brings out the texture of the stone façade, while carefully placed fixtures illuminate the branching structure of the specimen trees and add depth across the property.

BTS installs outdoor lighting systems as a standalone service as well as part of larger landscape projects. For Morris County homeowners, early fall is an ideal time to evaluate where better lighting could improve the property before the shorter days of late fall and winter arrive.

The goal is a property that feels just as considered after dark as it does during the day.
