If you’ve ever wondered what separates a good kitchen remodel from a great one — it’s usually the details nobody thought to ask for.

Toe kick lighting is one of them. Most people light the uppers and call it done. Adding light at floor level changes the whole feel of the space, especially in the evening when the overhead lights are off.

We filmed the entire first concrete pour on a second story addition. Rebar placement, epoxy doweling into the existing footing to create one continuous structure, and a coordinated 2-truck pour using the earth walls as the form. No form boards. Just precision and ex*****on.

This is the foundation work most contractors won't put on camera.

There’s no solo act when the concrete truck shows up.

This was pour one of two on a current project — and days like this are a reminder of how much this work depends on the people doing it. Everyone on site has a role, and when the crew is dialed in together, it shows in the result.

On Monday we start laying rebar for the next pour.

Construction budgets can be a tricky thing to navigate. Make sure that you follow the ABC’s of project budgeting:

[A]lways have a goal on what you want to spend. If you don’t have something to aim for, you’ll probably miss.

[B]e willing to compromise on non-negotiables. Make a list of the high priority items, and be flexible with the rest.

[C]ommunicate with your contractor. If you picked the right contractor, they aren’t trying to squeeze you for every nickel. Let the help you save where you can.

If you're planning a second story addition or any kind of structural remodel, this is something your contractor should be able to walk you through before the concrete ever pours.

On this job we excavated underneath the existing footings to underpin them. New rebar goes into that pocket and gets epoxied up into the existing footing — that connection is what makes the old and new concrete work as one structure. The excavated earth acts as the form. No boards, no framing, just precision placement and the right materials.

Most homeowners planning a second story or major addition don’t know this step exists — but it’s one of the most critical things we do on a remodel.

It’s called underpinning. When an existing foundation needs to carry more weight than it was originally designed for, we excavate beneath the existing footers and extend them deeper into stable, load-bearing soil. The key is working in sections — one bay at a time — so the structure above always has support while we work.

Everything is engineered. A structural engineer assesses the soil and the new load to determine exactly how deep and wide those footers need to go. Nothing is guessed.
