There's nothing quite like seeing a project come to life!

Our Raleigh team recently toured the completed Budleigh Flats, Townhomes, and Cottages, part of the 23-acre Budleigh East redevelopment in Raleigh.

Working alongside Williams Realty and Building Co, Inc. and Liberty Senior Living, Cline provided master planning for the overall development, as well as architecture and interior design services for the cottages, townhomes, and flats.

Beyond celebrating this milestone, the visit gave our team an opportunity to reflect on the design and construction process, explore the completed spaces, and discuss lessons learned that can help inform future projects.

We're proud to see this community take shape and grateful to the partners who helped bring it to life!

A little outside the doghouse. 🐾🏆

Our Raleigh team took home the Craziest Cat Award at this year's Barkitecture Events with (dome)sticated, an experimental structure that challenged traditional ideas of pet architecture!

Recognizing the most unique and innovative designs, the award celebrates creative approaches that push the boundaries of what pet architecture can be.

Inspired by the architectural form of a dome, (dome)sticated features custom-cast concrete components assembled into an intricate, modular structure. From creating molds to learning the art of concrete casting, the process gave our team an opportunity to experiment, collaborate, and get hands-on with new approaches to design.

We're proud to have participated in an event that brings together the local design community in support of animal rescues, including Hope Animal Rescue and Connie's Kittens. A huge thank you to our Raleigh team for the creativity, collaboration, and hard work that brought this award-winning design to life!

In growing markets, density can quickly become a hot topic. But the most useful conversation is not only how many units fit on a site. It is what kind of neighborhood experience those homes create.

Walkable streets, active ground floors, public space, transit access, landscape, retail, restaurants, and daily services all shape whether density feels connected and livable.

Mixed-use communities are one way this comes to life. Peace Raleigh Apartments + Publix, Seaboard Station, and Highland North Hills each show how housing can connect to retail, walkability, public realm, services, and gathering spaces; creating places where daily life becomes more connected.

As communities in the Carolinas and across the country continues to grow, this conversation matters. The goal is not simply to add more housing. The goal is to create places where more people can live well.

At Cline, landscape architecture is about shaping the experience beyond the building. From how people move through a space to where they connect, recharge, or simply spend time outdoors, every element helps create a stronger sense of place.

We’re excited to see that approach highlighted by North Carolina ASLA featuring our landscape architecture work at Highland North Hills in Raleigh. Across the project, elevated outdoor amenities bring everyday life outside through rooftop lawns, layered plantings, shaded gathering areas, and poolside spaces that give residents room to socialize, stay active, or step away from the energy of the city below.

Because thoughtful landscape design isn’t just about what a space looks like—it’s about how people experience it, use it, and enjoy it together.

Housing does not work in a vacuum.

A well-designed home means little if the roads, utilities, services, and systems around it cannot keep pace. Water and wastewater capacity, transportation access, energy reliability, digital infrastructure, and site readiness all influence where housing can realistically happen and which projects are able to move forward.

As conversations around capital, development, and delivery continue across the real estate industry, one thing remains clear: housing strategy and infrastructure strategy have to move together.

For developers, municipalities, and community partners, the question is not only where housing is needed. It is where housing can be supported responsibly, efficiently, and well.
