🚨💦 PAVER EDUCATION 106: WHAT IS SILANE/SILOXANE SEALER?

We're seeing homeowners being told their penetrating sealer has failed, paying to reseal, and then dealing with HAZING, YELLOWING, BROWNING, WHITENING, AND PEELING!

THIS IS WHY UNDERSTANDING SEALER CHEMISTRY MATTERS!

🔬 SILANE has small molecules that pe*****te into the pores of concrete and compatible natural stone pavers, chemically creating water repellency within the material.

🔬 SILOXANE also pe*****tes porous materials, helping reduce water absorption while allowing moisture v***r to escape.

TOGETHER, THEY PROTECT YOUR PAVERS FROM WITHIN, NOT BY CREATING A COATING ON TOP!

💧 TOPICAL SEALERS work differently. They form a protective film ON TOP of the paver. That coating can wear down, haze, yellow, peel, or lose adhesion over time.

DIFFERENT CHEMISTRY. DIFFERENT PROTECTION!

💦 NOW, ABOUT THAT WATER TEST SALES PITCH!

A contractor pours a little water on your pavers and says:

"See? No beading! Your sealer is gone. Time to reseal!"

IF YOU DON'T UNDERSTAND PENETRATING SEALER CHEMISTRY, HOW CAN YOU DETERMINE IT HAS FAILED?

Visible water beading can diminish while penetrating protection remains within the paver. Some penetrating sealers may not produce dramatic beading even when working as designed.

We're seeing new sealers applied directly over pavers we've previously treated with penetrating silane/siloxane, followed by problems including hazing, whitening, yellowing, browning, and peeling.

THIS IS WHERE AN UNNECESSARY RESEALING JOB CAN TURN INTO AN EXPENSIVE RESTORATION!

Existing penetrating treatments can affect how another product pe*****tes or bonds. Incompatible products, improper preparation, moisture, and application conditions can all contribute to coating failure.

JUST BECAUSE WATER DOESN'T BEAD DOESN'T MEAN THE ORIGINAL SEALER IS GONE!

AND MORE SEALER DOES NOT AUTOMATICALLY MEAN MORE PROTECTION!

I get it. I’m a Northerner too! 😂

We’re used to doing ALL of our outdoor projects during the summer. But Southwest Florida is a little different.

Simple.

STRIPPING = RESTORATION.

Everyone loves the picture taken right after topical sealer is applied. 📸

Deep color. Fresh gloss. Looks AMAZING.

But that's Day 1.

What does it look like 6 months later? A year later? Years later?

White? Cloudy? Hazy? Yellow? Brown? Flaking? Uneven?

Coating failed? Switching contractors? Changing sealing systems?

WHAT'S ALREADY ON YOUR PAVERS MATTERS.

And NO — you can't just put a different sealer over whatever is already there.

Products need to be compatible. If the existing coating is failing or isn't compatible with what's going down next, it may have to come OFF first.

👀 DID HE TELL YOU YOUR PAVERS ARE FADED?

Before you cover them in sealer… make sure you know what you're actually looking at.

Florida pavers collect mold, algae, efflorescence, minerals and grime. That buildup can make them look dull, chalky, washed out and FADED.

Sometimes they ARE faded.

But sometimes? The color is still there — it's hiding underneath the buildup.

Remember Education 102: The Face Layer?

That's why we believe in maintenance over restoration. We'd rather manage buildup routinely than wait until it requires a much more aggressive cleaning.

🚨 NEW PAVERS? DON'T RUSH TO SEAL THEM.

We recommend approximately ONE YEAR before sealing.

🧂 EFFLORESCENCE: New concrete pavers can develop white, chalky salt deposits as they weather.

That's why we recommend quarterly maintenance during that first year. Instead of letting buildup accumulate and attacking it all at once, we manage it along the way — cleaning as gently as the condition allows and being mindful of that face layer.

Know what you have before you seal over it. Always check your manufacturer's warranty requirements before applying sealer.
