During a Lead-Safe Inspection of a rental property in Bordentown, NJ, deteriorated paint was identified behind this radiator.

The HOA maintains the exterior… so we don’t inspect it? Not quite. 🏠🔍

During this recent home inspection in Hightstown, NJ, the property was part of an HOA where certain exterior components are maintained by the association.

We still inspect the visible and accessible exterior.

Why? Because the condition of the roof, siding, flashing, drainage, penetrations, decks, balconies, and other exterior components can still affect the home you’re buying.

HOA responsibility doesn’t mean the condition is irrelevant. Buyers deserve to know what we can observe before they close.

Would you notice what's wrong with this water heater vent?

During this home inspection in Mount Holly, NJ, we found the vent connector serving a gas-fired water heater installed in close proximity to combustible wood framing.

Why does that matter?

A vent connector carries hot combustion gases. Proper clearance from combustible materials helps prevent surrounding building materials from being subjected to excessive heat.

With prolonged heat exposure, wood can undergo thermal degradation through a process known as pyrolysis. This is one reason proper clearances around fuel-burning appliance venting are so important.

This is also a good example of why a home inspection involves much more than checking whether the water heater produces hot water. We evaluate the installation, venting, surrounding materials, and other readily accessible components for conditions that may affect the home.

Why Is This Vinyl Siding Buckling?

During a recent home inspection, we noticed visible warping and buckling of the vinyl siding.

Instead of simply reporting “damaged siding,” we took a closer look.

The siding had been cut and installed tightly at multiple horizontal and vertical terminations, leaving inadequate room for normal expansion and contraction.

☀️ Vinyl siding heats up.
❄️ Vinyl siding cools down.
↔️ And it needs room to move.

When that movement is restricted, the panels can begin to bow, warp, and buckle.

But there was another concern.

At the bottom J-channel, we did not observe drainage/weep openings. Water can get behind exterior siding, which is why the wall assembly and siding accessories need to be properly detailed to manage and drain incidental moisture back to the exterior.

Without proper drainage, moisture may become trapped behind exterior components and potentially contribute to deterioration of materials within the wall assembly.

This is the difference between seeing a defect and investigating why the defect may be occurring.

An experienced home inspector doesn't just look for damaged components. We look at how the roof, siding, flashing, drainage, and other parts of the building envelope work together.

Would you notice what’s missing in this photo?

During a home inspection in Robbinsville, NJ, we identified an important water-management detail that was missing: kick-out flashing at the roof-to-wall intersection.

Kick-out flashing is designed to redirect water flowing down the roof away from the wall and into the gutter. Without it, concentrated roof runoff can travel behind the gutter and against the siding.

There’s another concern here: the siding and flashing details at this intersection need to work together as part of the building envelope. When water gets behind the siding instead of being directed to the exterior, damage can remain concealed. Over time, moisture intrusion can affect wall sheathing, framing, insulation and interior finishes, and concealed moisture can contribute to microbial growth.

This is exactly why hiring an experienced home inspector matters. A good inspection isn't just about identifying what is visible—it is about understanding how roofing, siding, flashing, drainage and the building envelope work together.

We appreciate another ⭐⭐⭐⭐⭐ review from one of our home inspection clients!

This particular inspection is a great example of why having a home inspected before purchasing is about much more than finding a few defects.

During the inspection, we uncovered several significant conditions, including subsurface water intrusion through the basement slab, cracking in three foundation walls consistent with hydrostatic pressure, and active knob-and-tube wiring that had been concealed.

Those findings gave our client a very different understanding of the property than they had before the inspection.

After considering the condition of the home, the potential repairs and investment involved, and their long-term plans, they ultimately determined that this particular property did not meet their expectations.

That doesn't necessarily make it a “bad house.”

A property that makes sense for one buyer may not make sense for another.

Buying a home isn't just about whether you can afford the purchase price. It's also about understanding what you may need to invest after closing, what you're comfortable repairing or maintaining, and whether the property fits your long-term goals.

That's where a thorough home inspection becomes valuable.

Our job isn't to tell you whether to buy the house. It's to give you the information and clarity you need to make that decision for yourself.
