A great conversation from METALCON in Orlando!

It's always exciting when we get the opportunity to share a little more about the people and passion behind Mountaintop Metal Roofing.

October in Leavenworth means one thing: Oktoberfest. But around here, it also means winter isn't very far away.

Leavenworth's Bavarian identity actually dates back to the 1960s, when community leaders transformed the struggling former logging town into the Bavarian village we know today. It worked — more than a million visitors now make their way to Leavenworth each year.

And October is one of the best times to visit. This year's Oktoberfest stretches across three weekends with Bavarian music and dancing, a Festzug parade, keg tapping, stein-holding contests and plenty of reasons to raise a glass.

So it seemed like the perfect time for a Leavenworth Project Spotlight.
This home had an older corrugated metal roof with exposed fasteners that had begun to leak. The homeowners upgraded to our Ash Gray standing seam metal roofing system with striations and snow rails — details that make a lot of sense when your home sits in the mountains.

The striations add subtle texture to the panels while helping minimize the appearance of oil canning that can sometimes be visible across broad, flat sections of metal.

The snow rails are even more location-specific. Smooth metal roofing can allow accumulated snow to release suddenly in large sheets. Snow retention helps keep that snow in place and manage how it leaves the roof — particularly important around entrances, walkways, decks and landscaping.

And unlike the previous exposed-fastener roof, a standing seam system conceals its fasteners beneath the roofing system, protecting them from years of snow, rain, sun and temperature changes.

From Oktoberfest season to snow season, this one is ready for Leavenworth and Ash Gray looks pretty good in the mountains, too.

October is when the Northwest earns its reputation.

The rain returns. The wind picks up. And the first big Pacific storms of the season start reminding us why the roof over our heads matters so much.
Most homeowners don’t think about how their roof will perform in severe weather until the weather is already here.

That’s one reason we’re such big believers in aluminum roofing.

A roof doesn’t have to be leaking to tell you it’s time.

This SE Portland homeowner who decided to take care of their roof before a bigger problem developed.

The home had a roughly 20-year-old composition roof that was showing its age. Moss had become an ongoing concern, and the homeowners knew the roof was getting closer to the end of its expected life.

Rather than waiting for the first leak to make the decision for them, they chose to plan ahead.

Our crew removed the old composition roofing, removed the existing chimney, and properly installed (as always) our Black Smooth metal shingle roofing system.

The result is a completely different roofline — and, more importantly, a roofing system designed to eliminate the cycle of moss concerns and replacing an aging composition roof again down the road.

That’s something we talk about with homeowners throughout the Pacific Northwest: the best time to plan for a new roof is before water starts coming into the house.

The first real windstorm of the season came through last night. This is the kind of morning that makes us think about the roofs we've put on.

This one is a 1930 Seattle home. When the current owners bought it, there were already two layers of composite on the roof — the second installed directly over the first in 2016.

Then the home inspection came back with the line nobody wants to read:

The roof needs to be replaced.

Both layers came off, all the way down to the roof deck. In their place went a Permalock aluminum shingle in Classic Green Slate — a color and profile that feels right at home on a house that's been part of a Seattle neighborhood for nearly a century.

And on a night like last night, the way that new roof is built matters.

Permalock shingles interlock on all four sides and use concealed fasteners, leaving no exposed fasteners across the roof. The system carries wind warranty coverage up to 165 mph, along with a lifetime, non-prorated warranty that's transferable to the next homeowner.

Traditional asphalt shingles rely on individual tabs that can become vulnerable as a roof ages and weathers. An interlocking metal roofing system is designed differently from the start.

That's the idea behind a lifetime roof: not wondering about it every time the wind starts blowing.

One neighbor's roof led us to the next.

Madison Valley is a charming, hillside Seattle neighborhood just east of Capitol Hill. This home came to us as a referral from a previous customer.

The composite roof was at the end of its life, and the homeowner already knew what they wanted: standing seam. Full tear-off, and our metal roofing specialists installed our Dove Grey Standing Seam system. Clean lines, sharp gable, done by the best in the Pacific Northwest.

This Lake Oswego roof didn't get replaced because the homeowners woke up one day wanting a new roof. It got replaced because of a letter.

The composite up there was over 20 years old — missing shingles, moss settling in, doing what composite does in Oregon. Then the insurance company weighed in: replace the roof, or lose your coverage. And they gave a short timeline to do it.

If that sounds harsh, here's the truth we're seeing more and more: insurers across the Northwest are tightening up on aging roofs. That letter is landing in more mailboxes every year, and it usually arrives at the worst possible time.

Here's the part of this story we love, though. Handed a deadline, these homeowners didn't just patch their way past the problem — they made the decision that ends the cycle. Our Black Slate metal shingles went on, and now three things are true: the insurance requirement is satisfied, the moss has nothing organic to grow into, and this roof will outlast every letter any insurer ever thinks about sending.

This home's composite roof did what composite roofs do in Oregon — it aged fast and wore out early. Moss, streaking, granules in the gutters. Normal story, right up until the homeowners started planning the replacement and hit the plot twist nobody warns you about: replacing it with the same thing means doing this all over again in 15-20 years.
