The first real heat wave of the summer is when dirty condenser coils show up on your energy bill.

A coil that looks "fine" from the outside can be packed deep with cottonwood, pollen, and dust from spring. That buildup forces your system to run longer and hotter to hit the same setpoint. DOE data puts the penalty at up to 30% more energy use from fouled coils.

Mid-June is the right time for a deep coil restoration, before July puts your equipment at full load every day.

We serve hospitals, schools, government buildings, and manufacturing plants across PA, NJ, MD, DE, and Southern NY.

Call (570) 900-5827 or visit buildingandair.com to schedule a coil inspection.

Seasonal tip for facility managers: if your AC is running nonstop but the building still won't cool down, check your condenser coils before you blame the equipment.

A dirty coil makes the system work harder, run longer, and cost more, and it shortens compressor life. Most buildings we visit in June haven't had coils cleaned since last year, if ever.

Professional coil cleaning and restoration is one of the fastest paybacks in building maintenance. BAM is NADCA-certified and serves PA, NJ, MD, DE, and Southern NY.

Allergy season doesn't stop at your front door.

If your building's ductwork hasn't been cleaned in years, it's collecting dust, pollen, and debris all day, then redistributing it through every vent your occupants breathe from. People feel it: more complaints, more sick days, more "why does this office make my eyes itch?"

NADCA-aligned duct cleaning clears that buildup at the source, so your HVAC system delivers cleaner air instead of recirculating allergens.

Cleaner ducts. Better air. Fewer complaints.

Serving hospitals, schools, and commercial facilities across PA, NJ, MD, DE, and Southern NY.

Add another one to the wall. We are now a corporate member of the Indoor Air Quality Association.

This one sits right alongside our NADCA and ASHRAE membership, and that is no accident. Each one covers a different piece of the same job. NADCA sets the standard for how duct and HVAC system cleaning actually gets done in the field.

ASHRAE drives the engineering and design science behind how buildings move and condition air. IAQA ties it all back to the thing that matters most, the quality of the air your people breathe every day.

Together they give us a full picture, from the engineering to the field work to the air itself. That is the difference between cleaning a system and actually improving a building.

Proud of where we stand. More to come.

When was the last time your fire dampers were inspected? If you can't answer that, your AHJ eventually will.

NFPA 80 requires fire and smoke dampers to be inspected one year after installation, then every four years (every six for hospitals). It isn't optional, and a damper that fails during an inspection, or an actual fire, becomes a life-safety and liability problem fast.

Most facilities have no documentation because the dampers are buried above ceilings and behind walls. We locate, access, test, and document every one, then hand you the paperwork your inspector wants to see.

Serving hospitals, schools, and government facilities across PA, NJ, MD, DE, and Southern NY. NADCA-certified.

Summer is here and your cooling tower is about to earn its keep.

Before peak load hits, here's what should already be checked:

- Basin inspected for scale, corrosion, and biological growth
- Fill media cleaned and free of debris
- Chemical treatment program active and balanced
- Drift eliminators intact
- Fan and motor operation verified
- Water treatment logs up to date

Skipping spring maintenance on a cooling tower doesn't save money — it just moves the bill to an emergency call in July.

BAM handles cooling tower restoration, cleaning, and preventive maintenance for hospitals, schools, and industrial facilities across PA, NJ, MD, DE, and Southern NY.

Call before the heat does. (570) 900-5827 | buildingandair.com

The ONLY NADCA certified company in the county, let us show you the difference.

Clean coils. Lower power bills. Same building.

When coils and blower wheels are fouled, the system fights itself, more motor load, more electricity, worse air.

Want proof it worked? Pull your next kWh and compare it to last year. Send us both bills and we'll show you the savings.

Plus: present your Statement of Cleanliness at your next service for a $200 credit.

Clean systems run cheaper. We'll show you the math.

Your electric bill is climbing. Most of it isn't your fault. Part of it is.
Here's the part that isn't: AI data centers are pulling so hard on the grid that they're rewriting what everyone else pays. In the PJM region, which covers Pennsylvania, New Jersey, Maryland, Delaware and beyond, the grid's own independent market monitor pinned 63% of this year's capacity price increase on data center demand. That's roughly $9.3 billion passed straight through to ratepayers. You're footing part of that bill whether you like it or not.
You can't fight the grid. But here's the part you can control.
Your chiller is almost certainly the single largest electric load in your building. And it's quietly losing efficiency right now. A fouling layer on the condenser tubes thinner than a sheet of paper, about 0.6mm, can cut chiller efficiency by roughly 20%. Your cooling tower feeds that system, and when scale, sediment and biological growth build up, the whole loop works harder for the same result. None of it trips an alarm. It just shows up as a bigger bill every month.
That's a neglect tax. And you're paying it on top of the data center surcharge.
Clean condenser tubes. A properly treated cooling tower. Correct refrigerant charge. Calibrated controls. Across a commercial system, structured maintenance consistently recovers 15 to 25% of HVAC energy use. On your biggest piece of equipment, the single fix can be larger than that.
At Building and Air Maintenance, that's the whole job. Chillers, cooling towers, air handlers. We keep them running the way they were designed to, so when the next rate hike lands, you're not also bleeding money out of a dirty tube bundle.
The grid is out of your hands. Your equipment isn't.
Serving institutional, commercial and government facilities across PA, NJ, MD, DE and southern NY. NADCA-certified. Let's find the money your equipment is wasting.

Cooling tower season is here, and most towers in our service area are already behind.

Did you know a neglected cooling tower can lose up to 30% of its heat rejection capacity in just 18 months? That loss shows up as higher kWh bills, harder-working chillers, and rising approach temps you may not even be tracking.

What a proper BAM restoration covers:
- Full fill pack inspection and replacement if needed
- Basin cleaning and sediment removal
- Drift eliminator condition check
- Coil and distribution deck service
- Water treatment review

Before July hits, get your towers right.

Stop guessing what your aging chillers and cooling towers are costing you. Now you can model it in 60 seconds.
We built the Restoration Value Estimator for facility directors who are tired of being handed a replacement quote when restoration would have done the job at a fraction of the cost.
Plug in your facility profile: type, square footage, equipment age, annual energy spend, and the issues you're already seeing (scale, biofilm, high head pressure, static pressure alarms). The tool runs it against ASHRAE degradation curves and gives you three numbers that matter:

Potential utility savings per year
Capital expenditure you can defer
Your simple payback horizon

The math is hard to ignore. Aging mechanical systems lose 10 to 30% efficiency. Restoration recovers 85 to 95% of original performance at roughly 10 to 20% of full replacement cost. That means 85% of your capital budget stays free for the deferred maintenance and upgrades actually waiting in line.
The estimator gives you a defensible starting point. Our engineering team gives you the audit-ready figures. Run your numbers, then have us validate them on-site.
